Browse Forums Building A New House 1 Apr 14, 2010 3:14 pm Hi everyone I am new to this forum and am just in the process of buying a block of land to build my dream home One of the surveying pegs (i think thats what they are called) that marks out the boundary of my property has gone missing My settlement date for the property is only a few days away (next monday) and my agent has informed me that this will have to be fixed at my own expense even though i currently do not own the property Is this correct I would have assumed that the developer would hold responsibility until hand over??? Thanks in advance for your quick replies & I look forward to future posts on this great site in the future. Re: Surveying peg missing! Who pays???? 2Apr 14, 2010 3:20 pm many topics on this already. In summary 1. Double Check it is probably buried under the soil, it always is. Check properly. 2. If not ask the developer to come to the party. Perhaps scare him a little saying that you may delay settlement. Re: Surveying peg missing! Who pays???? 3Apr 14, 2010 3:23 pm We had to go digging to find ours - they had been buried. It's worth taking a long tape measure, work out roughly where it should be and then dig until you find it. Searching this forum will also reveal more, including using the original surveyors can be more cost effective than getting in a new mob, but use the Search function and you'll find much has already been written on this. Good luck. Pfiff Finally making progress again, with a clothesline (yippee) and some much needed little things being attended to over the holidays. 40 C on New Year's eve? We love our a/c! Re: Surveying peg missing! Who pays???? 4Apr 14, 2010 3:26 pm Do you mean the white things sticking out of the ground. They are only there to show where the pegs are buried. Dig around a little. If they are missing then the developer should take care of it. Re: Surveying peg missing! Who pays???? 5Apr 14, 2010 3:35 pm Yes i am talking about the wooden pegs sticking out of the ground. Is the actual locating marker buried, with the wooden there as a visual guide only? I hope so as this would make life a lot easier. As you can tell I am new to the building process. Many lessons ahead I assume Re: Surveying peg missing! Who pays???? 6Apr 14, 2010 4:50 pm What exactly am i looking for when i get my trusty shovel out?? A metal peg, wooden peg, disc or a pink neon sign saying peg here? Re: Surveying peg missing! Who pays???? 7Apr 14, 2010 6:13 pm It's a wooden peg in the soil you should be looking for. See pic below, the blue paint is an add-on becoz my builder initially wanted to charge me $850 to re-establish the pegs (some dumbo from their office simply couldn't find the 4 pegs). I've to get a shovel, dig around, remove some topsoil and within 10 min uncover all of them, doh! http://i780.photobucket.com/albums/yy81/rocketleaves/IMG_7666.jpg Re: Surveying peg missing! Who pays???? 8Apr 14, 2010 6:31 pm Thanks heaps for that rocketleaves. I drove past the block on the way home from work and noticed that the neighbor behind my block is erecting a fence, which is were the missing peg is located should i try & get there before the tradies get their to erect the fence, in an attempt to locate it before they stick a fence over it? Or should the fence location be enough to go by with the other 3 pegs still in place. p.s. i took a heap of photo's of the 3 remaining pegs for easier hunting if they decide to go walkabouts On a separate topic how will i be situated in regards to fencing costs now that the neighbor is erecting the fence without my consult?? I would of preferred neighbor friendly fencing but not many are like that in the area. Re: Surveying peg missing! Who pays???? 9Apr 14, 2010 6:58 pm Ideally it's best if you can be there when they are concreting the post/doing the fence and make sure they don't disturb your peg. Rare that your neighbour's builder/fence contractor didn't send you a notice before setting up the fence, but that was what happened to my friend, and best part was no invoice ever arrived and their neighbour never knocked on door to demand co-payment. You can get a fencing quote and if your quote turns out cheaper, then tell your neighbour you will pay your portion as per the lower quote since no PRIOR consultation. Of course it's entirely up to you, good neighbour relations is best. I didn't bother getting 2nd quotes since the quoted amount from neighbours' fencer was reasonable (and I have 5 neighbouring borders, thank goodness no drama from all 5). To my understanding early saw cuts are to control shrinkage cracks, so doing them now would be pointless. Control joints may reduce ugly cracking during periods of soil… 3 9863 Hey guys building a new place through a volume builder and just wondering if i should complain to the site supervisor as we just had plasterboard installed. Looks like… 0 11279 Yes, the builder is required to finish the wall. What else have you missed? 1 3367 |
