Browse Forums Building A New House 1 Apr 14, 2010 9:08 am Hi All For those of you with an alfresco, what the stepdown (floor level) difference from the adjoining room when the house was built? On our plans the 'RL' of the dining is 668.8, and the alfresco is 668.628. That equals 0.172 difference. Is that 'normal' because it seems like quite a step down to us? On the same note, what's normal for the front verandah into the front door? This isn't indicated on our plans. Is it the same? Any feedback appreciated! After doing some research found that the standard step down is 175mm. Minimum step down allowable by law is 88mm (to comply with water and termite issues). You can flush it after final compliance inspecton but you'll void your termite treatment warranty. Re: Floor level difference between alfresco and adjoining ro 4Apr 14, 2010 2:07 pm stepdown out the back: 0.17 doesnt sound that bad. i just built a 0.19m step which double serves as a bench to sit on. works well but depends on how long hte landing is. my landing is long so a higher step is more comfortable to walk on. also is the step down from FFL to outside ground level or to paved or deck or concrete? if to ground level keep in mind that if you build a paved step for example you would also need to allow for the thickness of the paver. if you were building a deck flush with FFL the 0.17 gap would provide space for you to build a deck. really just depends on what material the alfresco area is identified on your plan and whether you intend to add any other materials above the level identified! stepdown at front: if no levels are specified on plan and there is only one step down, it will need to comply with BCA requirements which has a minimum and maximum amount. cant remember the minimum but the max is 190mm (19cm). so as long as its within standards and no level given it is ok. hope this helps mel Re: Floor level difference between alfresco and adjoining ro 5Apr 15, 2010 8:16 am Thanks everyone for the feedback. Hi Mel - The step is from FFL to the concrete alfresco floor. Yep, like most, we will certainly tile/deck the surface when the bank balance recovers to lessen the gap.
