Browse Forums Building A New House 1 Apr 12, 2010 2:07 pm Hi everyone, Just want to pick your brains. Is it your right to be able to speak directly to your SS???? I have requested 5 time over the last 4 months, to have my SS ring me as I want to discuss with him a few things. I'm at logger heads with my CSO. She completely ignores my requests and doesn't even acknowledge the request. I have had 3 emails with her today and they haven't been pleasant!! I have asked in each email and each time it has been ignored. I'm just waiting for the response to the last email, where I again said ... I still wanted to talk to ...... please arrange for him to call me. It's been pretty friendly up to this point, but I think they sense my frustration with them and in turn are now being difficult and hard to deal with. They have now rejected my request to move the light switch and for my p/p which is in my contract but not on the plans to be put in the kitchen. I'm so angry right now! Thanks Re: Is it your right to speak to your SS??? 2Apr 12, 2010 2:35 pm Did you not get a mobile number for your ss We got a letter from our builder (we are going through a private builder) stating the name of our ss and mobile number for all building queries and concerns once started. Needless to say, I programmed that number straight into my phone! Hope everything works out for you. Re: Is it your right to speak to your SS??? 3Apr 12, 2010 2:42 pm How frustrating Not sure what your rights are as such, seems from reading all the build threads on here that everyone has a different relationship with their SS and CSO. We've not asked to speak direct to our SS, but we've asked our CSO to pass on messages and check things out with him and get back to us. We did however catch the SS on site in the early days, so we've met briefly in person. We see him around the estate every so often checking on the other builds, so I guess if there was something we wanted to address with him we could possibly approach him there. Have you tried asking outright why they keep ignoring your request to speak with him? Can you try organise an inspection on site with him?? Or would they just ignore that request too... ;o Re: Is it your right to speak to your SS??? 4Apr 12, 2010 2:56 pm n&n02 Did you not get a mobile number for your ss We got a letter from our builder (we are going through a private builder) stating the name of our ss and mobile number for all building queries and concerns once started. yep that's what I got too and have spoken to him a couple of times already. Once to introduce himself and once to let me know when things are going to start. think its a bit rough that they don't let you speak direct to them, unless they get lots of complaints and the CSO like to filter them out first. Re: Is it your right to speak to your SS??? 5Apr 12, 2010 3:36 pm Nope, right from the work go I was told "You will go through me for everything". Never got offered the SS phone number. I requested ages ago an onsite meeting with the SS and that got ignored. I just got a response from here and she said that she will pass on the message to ring me next time the SS is in the office!!! I'm going to have to write down what I wanted to discuss with him, because by then I would have forgotten. Its just so damn frustrating!! If I knew that they where going to refuse to move the light switch I would have moved it myself before the plaster went up.....but thats another whole new thread of its own lol Re: Is it your right to speak to your SS??? 6Apr 12, 2010 5:45 pm Hey there,
Possession Clause 25.1 in the HIA contract states that "The owner... is entitled, after giving the builder reasonable prior notice, to go on the land to inspect the building works at reasonable times provided that such inspection does not delay or interfere with the progress of the building works". Tell your lovely admin lady that you would like to do this and meet with your SS. You're well within your rights to do this. Re: Is it your right to speak to your SS??? 7Apr 12, 2010 6:03 pm Well said aaron! I have seen many topics on this issue and most people seem to have a softly ! softly approach to dealing with CLO and SS. Dont forget ,its all in the hands of the tradies and therefore quality wont be comprimsed just because you are assertive. If no response is received go the next step and speak to someone above ,and bet you a response will come your way. Make sure you do so in writing.Quote 25.1 HIA document it will help. This is not peanuts we are talking about but big $$ Re: Is it your right to speak to your SS??? 8Apr 12, 2010 7:07 pm Yeah I know...but getting them to act on it, is the trick!!! I have thrown clauses around at them left right and centre....it usually doesn't work!! When my SS ever rings me, I will be requesting an onsite meeting with him!!! He told me 2 weeks ago I would be in the house 6 - 8 weeks time. Well, bugger all has been done in that time so he needs to tell me whats happening. When ever I ask my pityful CSO she says "we don't like to give a timeframe/we don't have a schedule/we don't like to rush our tradies". How in the hell can you build a house without a schedule. Maybe this is why my house is so far behind schedule!!!!!!!!!!!!!!!! Sorry, I'm just over it! Re: Is it your right to speak to your SS??? 9Apr 12, 2010 7:14 pm We had exactly the same deal frogger! I totally understand your frustration! We had to go through our cro to get to our ss, we were not allowed his mobile number. One day I rang to speak to him, he was sitting right next to her but she wouldn't let me talk to him!!!!!!!!!!!!!!!!!!! She was pretty good on the email though- when I did email her she would pass it on to him and email back a reponse (eventually!) We mainly spoke to him onsite, although he did ring me once or twice (to inform me of some minor "issues"). I agree with andy- put everything in writing and date it, then you have something to back up your claims when you go to management. Good luck! Built "The Manor" with Ventura We have an ocean view....IF WE STAND ON OUR TIPPY TOES!! My build thread: viewtopic.php?f=31&t=24970 Re: Is it your right to speak to your SS??? 10Apr 12, 2010 7:15 pm I know it's hard, but try not to stress tooooooooooo much. What is your end contract date? If they're still within the date then as far as they're concerned they're still on track. Our admin made a point of not having to give us updates! Wasn't happy when she said that, she was so rude. Just waiting on Aaron to get home so I can ask him about the query you sent me on facebook Re: Is it your right to speak to your SS??? 11Apr 12, 2010 7:34 pm Hey Starbabe It does your head in after a while eh!!! They really are a different breed to the rest of us. I really wouldn't do well in that job, because I have compassion. Some of these CSO's are heartless and cold!!! Erin> I'm trying so hard to not get stressed out!! I think I'm failing lol If it was just one big issue I could handle, but all these little things. And they just sweep it under the carpet, then say its to late! I'm just hoping I don't go off at the SS when and if he ever rings! Regarding the pipe, they 'say' they have fixed it. But when I went out there yesterday the pipe hadn't been plugged and the mains where turned off...so I'm not confident that they have done anything! No hurry though...I can't get out there until Wednesday anyway Re: Is it your right to speak to your SS??? 12Apr 12, 2010 7:44 pm Hey, Aaron says if it's just a copper pipe by itself you might be able to squash the end with a pair of pliers to stop it dripping. Otherwise take a photo and post it on here or facebook, and Aaron can take a look and see what other advice he can offer Re: Is it your right to speak to your SS??? 13Apr 12, 2010 7:58 pm Thanks Erin, I can't remember if its just copper pipe or not. I think I've decided not to do overtime tomorrow night, so I'll go out tomorrow and take a photo. Thanks again Re: Is it your right to speak to your SS??? 14Apr 12, 2010 8:47 pm Two things I would try (cos im ** like that): 1) If you know the name of your SS, ring the general office number and ask for his mobile. If they ask who you are, pretend to be a supplier instead of a customer 2) Drive out to the site, most of the SS have their number listed on their site loo. I think for legal reasons they have to have it available. Nope there is no phone number on the builders sign on the lot, I looked lol And, I don't think my SS goes out there very often because I have left a note for him!! Re: Is it your right to speak to your SS??? 16Apr 12, 2010 8:59 pm mmmmm there's got to be a way of getting a hold of him other than through your CSO since she is being a right unhelpful cow....do you know his full name? can you whitepages him and call each one til you find him?? I've met him once when I had the building inspector in. He seemed nice enough. Ari building1 Is there even a SS?? Maybe there isn't one..... Or perhaps he is the one refusing to talk to you....
