Sound carries amazingly well through timber frame and gyprocked houses. Also thoroughly recommend checking insulation recommendations for your area - extra ceiling and external wall insulation can be a small expense for a lot of potential savings. Re: Floor Plan Help 22Apr 10, 2010 10:13 pm I like all the other suggestions so far, here are my thoughts. 1. change ensuite as suggested previously. 2. put fridge and pantry in bed 5 / study robe. It is a big house so I think you need more room in the kitchen 9both counter-top and cupboards), and i like the fridge out of the main busy area. Do you need a robe in the study anyway? 3. move kitchen sink from island bench to wall bench. Frees up a lot of counter space and makes the kitchen space more usable and social 4. straightened wall on family / dining (easier to furnish and more aesthetic, maybe consider a nib if you want to break up such a long wall and distinguish your family from the dining) 5. moved toilet, bathroom & hall to have all bedrooms accessed through common hall. Tidier and seperates the living and sleeping areas. (need to move some windows - sorry) 6. full length robe in bed 2. More storage equals less mess - hopefully! 7. french door on bed 4 to alfresco. Maybe consider this option if you're planning on having a spare room, then this can be used as a playroom for the kids that opens onto alfresco/outside. Good if you only have a couple of kids who like being outside, but it can still be a spare room with a sofa bed (that's what we are planning anyway). I know it is a lot of changes but mostly it is moving stuff, no exturnal walls have moved, foofline is the same and the footprint is the same so costs should be minimal. Good luck!!! Depending on how well insulated the walls are you would be far more likely to introduce toileting noises to your main living zone, not to mention that the toilet has now been moved away from the washing facilities, making them walk across a hallway and away from the living area to get there (and I find it hard enough convincing some men to wash without the added inconvenience of walking away from the area that you ultimately plan to be in). I think that the existing bathroom feels much more open and luxurious, also. Added length of hallway is added wasted space. I don't actually mind the current setup for an entry into the bedrooms. I don't think a room need to be square unless it serves a purpose - ie media room (but this room is already not suitable for ultimate sound system capability, so no point attempting it now). The changes in where the walls are add interest and somewhere to be able to hang artwork or photos to make a feature of it. Granted, it would be nice to be able to close the area off for sound insulation, but other than that there seems little point. Adding different features to different rooms would depend very highly on the needs of the owner/OP. If they have three kids (needing three bedrooms) will they get a fight over who gets the biggest robes or who gets the funky french doors to outside? My brother gave me a broken nose over much less than that (who gets to have a shower first, I believe it was!!). It's nice if it suits though! French doors are very sumptious (bi-folds even moreso) Definitely agree on the ensuite reshuffle. That would be really frustrating having to walk between the shower and toilet with such a small gap. I meant to change that in the plans earlier but was in such a rush all day that it slipped by me! You could also add extra storage space in the main bedroom walk-in robe by moving the door to a central location along that wall - it would allow three walls of storage instead of two.
