I thought it was time to commit and start a thread for our familys build. We have bought a 680m2 block in Hunt Club and have decided to build the Montague with Rawdon Hill. Will post some pics soon Just starting to get excited.Land is titled nxt month ,Hopefully we can start as soon as possible, Still have to sign contracts and have soil tests..then its all go.. The house we have chosen has colorbond roofing which Id like to be done in Gunmetal Grey, have brickwork and cladding exterior,which Im just trying to get sorted colorwise,Hubby like Dark Bricks ,Hoping the builder has some homes being built that I can see what they look like face to face...Its such a big choice. I think Hubby and I are scared at times to make a choice, then its done have to live with it for the nxt 10 yrs..Need to do more research..Ive been reading some home decoration books ..hasnt helped..Hoping colour consultant will make it easy... Seeings we are neighbors we are looking at getting the permanent fencing done before we commence building, We have a few numbers on some guys that services the estate. Not sure how all that works.. Noticed our block have a semi ridge at the front leading to a flat surface..Hopefully we will have a bit of view before the nxt stage opens. Sounds good. Will just let the builder handle it then..We have included an allowance, would be nice to something for nothing if you know what I mean. All those added extras!.. Will be nice to get it started though..cant wait! I luv your plans..looks great! Youre on top of the whole thing..I feel so unorganised at times..Hard to get time to myself with the kids at home on holidays..Nearly there Trying to post some pics of our house. Unsure about the whole site start issue, As the land isnt titled yet we are hoping to get it sorted as soon as the soil tests are in..Do you know how long after final contracts have been signed it would take to get started on the site? Guess we will just ask them, Our consultant has been excellent and we have made it clear to her we want to start as soon as possible, but arent in a huge hurry.. The estate looks fantastic doesnt it? The school looks awesome..Im glad the kids will be able to walk to school without crossing any major roads..Im sure there with be plenty of crossings though. Just a question did you have any dramas with the size of house you are putting on your block?, As this was one of my concerns when I first had a look at the design rules for the Hunt club. Apparently the house is only allowed to cover 60% of the total area of the land size.Not sure if the rule still applies. Have you sent your plans to the design panel at the Hunt club?Hoping the builder will take care of all that... Cant wait to see your block underway nxt time Im down that way Ill take a peek... After we signed our contracts. we had everything ready (soil test,approval and everything) we are just waiting for our land to settle so we can have our site start. regarding the 60% coverage of the land it still applies. Have signed preliminary. Our bank needs a final contract and draw schedule so hopefully thatll be done soon..Finance is all done for the block as this needs to be done mid May.. How long did it take for you to get go ahead from hunt club design panel? Did the builder prepare this for you? Cant wait to have a peek when your build starts , Ours I think will be at least 8 weeks off. Not sure how to go with colours but at the moment there is a few we like. Thinking White overhead cupboards and pantry possibly darker underbench cupboards and a white benchtop. Its all confusing.. We are looking at a light stone tile, I love white but with 4 kids it'd be a nightmare to keep clean. Carpets will be a simular color to tiles maybe in a slightly Darker/lighter shade. I like the darker style of brick, I have two favorites Homestead Tan (austral) or Brushwood (Boral) There are others we like but I need to find out prices from standard brick -Category 1,2,3&4. We like the colour Woodland Grey/Monument for roof(colorbond roofing),possibly garage and windows also.. So much too choose from... Im sending house plans to design panel for approval. Im not sure if they are detailed enough,but Im sure theyll let me know either way..Then waiting for land settlement as our builder wont do the soil test till then.. Gotta make some choices for colors..Im just gonna make the appointment soon and take my favorites and decide then..Its doing my head in. Need to sign bank document for the loan sometime nxt week..then thats It I hope.. I went past your block the other day..Its all moving ahead quickly..Nearly up to concreting the roads..Hoping all the huge piles all dirt will be removed with no hassel. Good luck with it all... Yes there is a door from ensuite to veranda.We like that feature..Short trip to the loo if Im outside entertaining.We are thinking of having the door obscure glass panels... .We have a paved area extending the verandah and hope to get a pitched pergola out there..
