The one thing I WILL say here is. To me, there is NO reason for mistakes on a building site! And I don’t care how happy people are to let a couple a slip…..as long as they are fixed later! This should NOT happen in the first place! Plans from and to council must be exact, so if that’s the case who’s reading the things on site? A Monkey? Biggest problem i have had with them.. Lack of communication ( why say ill call you if your not going to do it) Why say a house is going to be finished and its not, then not give an explanation? I have said this before, so I am going to say it again. UNFORTUNATLY….. SOME builders will take advantage of the fact that THEY think YOU the owner knows Jack **** about building so they will try to pull the wool over your eyes. They will take short cuts, and god knows what else they get up to onsite. Now….. How do you think I would go getting a house built for me??? Haaa…. the builder would not be able to find time to “pick his nose”, and he’d better have a good excuse while he’s doing it! I would be inspecting every detail of the job, and KNOW what I was looking at. This is the difference. Even when visiting MY onsite consultations the builders boys jump as soon as they see me…..Hitler?....who cares, I get the job done! If you went to buy a second hand car, and the dealer told you “she ran like a beauty” would you take his word for it, or would you have a mechanic look it over? Are you all getting my drift here? How unfortunate that we must watch a SO CALLED professional do his or HER job. NEVER take your eyes OFF a building site! They must think they are being watched constantly!!! That's a very good point. We have visited some newly built houses and quickly picked up a few problems (e.g. broken skirting, tiles not in straight line, fly screen not installed properly, gap under kitchen cabinet, ..etc ). But we were too polite to point it out as it might offend/annoy the happy owner... May be it depends on how fussy you are and how much you know about what to expect. Little problems here and there might make you loose a few good nights sleep, but for those who don't realise it, with the lovely feeling of finally able to live in the new house, everything is perfect... So straight from the beginning we already told our builder we are very fussy, we are going to get our own independent inspector to check the house at least twice, payments will not be released if any problems reported by inspector not fixed, our neighbours are very fussy and not very friendly, we have visited at least 5 of their customers and learned a lot from them, we have an blog site with all details recorded, ....etc. I guess with all these, hopefully they will be more careful with our construction work.... Just curious, what stage are you in? To protect yourself and prevent it from getting worse, I would suggest to treat it as a legal case. On all problems/issues, take a lot of photos, keep a diary, put down all details in writing, every time you have a conversation/email with them, always follow up with a summary email/fax with details recorded. Get a solicitor or let them know you got solicitor helping you, ...etc. Once you got these details documented, plus the legal assistance I believe they will at least stop ignoring you... Good luck! Re: henley home builders 29Sep 11, 2007 5:51 pm I received this piece of advice in terms of documentation from a friend who has taken a number of builders to court and always come out ahead of the builder. The best way to record any issues are as follows.
1. Take a regular exercise book - stapled in the middle (spiral notebooks are no good - pages could be removed - the book needs to appear complete and tamper-free) 2. Record the date and time of each issue in detail. 3. On the very next line - sign your name and date. 4. On the very next line, use a pen & ruler to draw a line across the page The idea is not to leave any lines blank - as a judge or mediator may see blank lines in previous entries as a method you may use for manipulation at a later date. (that is, adding extra entries, more details etc) However, if you fill every single line with writing, date/signature or the line ruled at the end of the issue - then the person reading the book is more likely to think that your records are a complete take on the situation. I'd also require a "read receipt" on every email you send - and keep copies of the receipts as proof the builder did receive the information you sent them (sort of like registered post) Re: henley home builders 30Sep 11, 2007 6:32 pm That's a very good one stonecutter!

Got that tip from my mortgage broker - who used it on his own place. He got the tip from another one of his clients who is a property developer who subcontracts builders - it was something he developed over years of complaints against contracts and court cases. Re: henley home builders 32Sep 11, 2007 7:57 pm We are builiding with the Hen as well and are having some issues already & we are haven't even signed our contract yet! We were supposed to sign the final contract 3 weeks ago but the engineers report is 3 weeks overdue. Its concerning that we are having delays even before we sign the contract as surely they want to keep us happy at least until we sign on the dotted line - if they care so little now I hate to think what it will be like after signing!
On a better note we have friends who have built with the Hen at Point Cook and they are very happy with their completed home including the time taken for building - I am hoping we will have a good experience too but so far there the lack of customer service has been disappointing. Bear in mind that more people with bad experiences are likely to seek out forums and post than those with good stories to tell. We're building with Henley (post lockup) and are very happy with everything so far: 1. Price - Lowest I could find for a coulde storey 2. Build quality - can't find any faults 3. It was mostly all after lock up stage. And yes i do realise they are many happy people out there. We just happen to get the short stick. And unfortunatly there is nothing we can really do about it, apart from complain and tell others about the mistakes h*nl*y made on our house.
