Browse Forums Building A New House 1 Apr 06, 2010 8:50 pm My sister just got approved for a loan today (YAY!) and has found a huge block of land in her price range too so she is stoked! Only problem is its a corner block with the driveway on the longer side, so she needs a sideways plan (I think they're called ranch style homes??) I've seen Big M have a few but they're waaaaaaaaaay out of her price range, she had been previously looking at Burbank and Simonds as they were much cheaper and had everything she needs (single mum with 3 kids) - but I dont think either of those builders do the sideways plans. Any suggestions, plans you know of??? She's looking for a 4bdr home, around 25-27sq, under $180k. Cheers Caz Caz & Co ALL MOVED IN!! Now comes all the hard work-decorating.... We have had to build to the long side (ie: 38m) because the driveway is on this side. We would not have been able to build to our street address because of the telstra pit and all the other pits in the nature strip on that side. Block is about 19m deep. We will have a 6.1m wide backyard which is 31m long. We chose a homestead style with National Builders Group, but remodelled it to suit our needs. It's only about 9m wide but really long. NBG have 2 designs - Manhattan and the Homestead. Our base price was under $190k but we paid more to change the rooms around and add extras etc. I'd suggest she looks at their website. I am keen to know what she eventually decides to do. <edit to add> NBG have fantastic inclusions , just be prepared to wait ages for site start. Re: Corner or sideways block house plans?? 5Apr 06, 2010 9:24 pm We originally looked at the JG King- Blackwood (on display at Mernda) but the base price was too high for the lack of inclusions. It's a beautiful display home though and worth a look. Great for a corner block or acreage etc. Re: Corner or sideways block house plans?? 6Apr 06, 2010 9:25 pm Hmmm maybe thats the one Im thinking about lol Custom European Cabinets - Melbourne Kitchen Specialist PM for business details as website currently being updated! Our Crazy Owner Builder Journey! Re: Corner or sideways block house plans?? 7Apr 06, 2010 9:27 pm There are a lot of homes on corner blocks here that are a pretty standard plan (ie front of house faces the short side of the block), but that have been modified to put the garage on the back instead of the side. There's usually access via the laundry or rear hallway.... then it probably requires some windows moved around. Some builders will modify their plans, as Rowena found. I don't know about prices though, sorry http://www.hotondo.com.au/homes_detail.aspx?id=127 http://www.ashfordhomes.com.au/home-des ... e=Johnston They also draw up anything you want And I think from memory AV jennings do the ranch style as well. I know my builder does them...but.... lol Re: Corner or sideways block house plans?? 10Apr 07, 2010 7:46 am I built on a corner block with the driveway on the long side. But instead of modifying the house I modified the driveway. This may be an option for you. Also depends if your Council will approve it or not not as well. Check out my thread. viewtopic.php?f=31&t=12911 Best of luck. Leonard. Our Farmhouses start from $180k but can be adapted for different blocks obviously. the only reason i mention this is because we sell our plans in case you were interested. cheers Jay Re: Corner or sideways block house plans?? 12Apr 07, 2010 11:49 am jayw Hi Caz, We tend to build a lot of ranch or farmhouse style homes so may have a few designs you could be interested in. check out: http://www.ruralbuilding.com.au and go to the Farmhouse Range.
