How did you go about doing it? Do you arrange for delivery when builder says they need the tiles? and let the builder do the tiling? or you leave the tiling job completely out of your quote? What's the best way to include the tiling cost in the quote? ie. just the labour and not material costs. Would builders do that???? Any suggestions??? But if it were up to us, we would exclude that as well. However, to get a certificate of occupancy we need those areas done before we can actually move in. We want to put porcelain tiles throughout the house and carpets only in the bedrooms. Our builder won't lay porcelain tiles at all, so we will be doing it ourselves later. Plus we can get nicer tiles outside of their standard range for much the same price, or even less. Although I would like porcelain tiles in the bathrooms and laundry, may as well just get it done with the builder so we don't have to leave the house empty. If I were you, just not include tiles at all with the builder. There's so much more choice out there out of their own range, and you'd probably save money in the long run. Re: Buying tiles from a shop not nominated/ preferred by bui 3Apr 06, 2010 3:44 pm It could be possible the builder will let you choose from a different tile shop, but only if they are all from the same shop.. and pick what your allowance allows, if more cost is involved you should be able to just add the extra amount to your contract as a variation. If they won't allow other shops at all, get the flooring taken out of the contract and do it separately. Built with New Generation (Summit Homes) We own land!... with a slab on it! Re: Buying tiles from a shop not nominated/ preferred by bui 4Apr 06, 2010 4:16 pm I didnt like the tiles from the preferred suppliers, but I was given a PC amount to spend on tiles so I sourced a local tile shop, they took the selection order and estimated quantities from the floor plan, checked that the stock was available then passed it onto the builder who confirmed the quantities and ordered and arranged payment & delivery. It all depends on the builder, you just have to talk to them. We have seen our builder's tiler's work and it is fantastic so we didn't want the hassle of sourcing our own tiler. Also, because we liaised directly with the tile shop to buy the tiles, we were given quite a substantial discount. Around $14.00 off per square metre retail and around $5.00 per square metre less than the builder would have bought them for (the sales person actually showed us from a sheet the price the builder would buy the tiles for with their trade discount- hmmmm, not sure if they are supposed to do that! ). Anyway, there was a note on the Pre-Contract variation thing to say that we are to have the tiles delivered onsite within 1 week of the builder or SS requesting them. So we then just ring the tile shop and they arrange delivery. It also said that the builder is obviously not responsible for under supply or over supply of tiles. Make sure you check the quantities ordered!! DH double checked the sales guys estimates. Also, our builder has just confirmed that they will be covered under their insurance if they went "missing" from site. Phew, something I have been stressing about!!! So check that as well!!
