Let me know what you think of the plans and what we should change as we are first home builders. Also we are looking for builders in the Hornsby (Sydney) area who could build this or something similar. I am jealous of all the under house storage you will have! My only thoughts are to maybe move the laundry downstairs (lots of room there) and re-organise the bathroom/powder-room to give you more space for the kitchen. Also, maybe consider moving the step in on the 'meals' wall closer to the kitchen (say 600mm back from the kitchen bench), this will be a nice feature to divide the meals and kitchen but will be easy to furnish - especially if you have a breakfast bar there. Is there some sort of roof opening / window in the ceiling? Most councils will require some form of opening for any habitable rooms from memory (unless you name it something like a storeroom - this is what we were told during our planning days) Some things are worth waiting for. If so, It couldnt be downstairs anyway - there would be no natural light or opening at back of downstairs Am I making sense - I know what I mean, my parents house is split level like this - they also have a small sitting room next to the stairs, which has no natural light - got away with it by calling it "foyer" on their plan - in fact it is big enough for a couch and the TV unit which fits under the stair case Re: What do you think of our plans 5Apr 06, 2010 9:34 pm Hi Trent, It's great to have a starting point before going and seeing a builder, but I think there's a few things with this concept that aren't really working. As others have mentioned, bedroom 4 probably won't be passed as a habitable room in its present location. I'm also not sure about the location of the dining room - it's a long walk from the kitchen. I'd also flip the shower and toilet in the en-suite to create a more free flowing space. Do you have views from your block? If so I'd be looking at maximising these with the design. Also, rather than having the kitchen at the back of the house, you could try moving it in to a more central location with living &/or dining spaces on either side which would give the home a living space facing the back yard. Re: What do you think of our plans 7Apr 07, 2010 9:21 am Hi Trent. Definitely a good start. Like others have said, bedroom 4 will be an issue. Also the dining room location doesn't work for me (you may have intentionally had it a distance from the kitchen and closed off?) I also think the laundry/bathroom area could use some work. I will leave the detail to the experts. Helyn, yes you are correct with the split level. Bel and Ikon, I have also contacted the two builders suggested so we will see how it goes.
