Have been following this forum from the moment i decided to build my first house. Need a lot of help from all the experts and also people who are learning like me in my building process. I am building Talbot 28 traditional Facade with Big M in tarneit, i liked the display house in Craigieburn and decided to build Talbot 28 because of its open living plan. Here is my floor plan: http://img251.imageshack.us/img251/1060/18286582.png We paid our $1000 deposit amount on Feb 13th 2010 and we finished our electrical appointment on March 25th and have our contract siging on April 12 and colors on 20th April. Colors appointment is nearby and getting very stressed in making the selections. Things we liked untill now. Roof Tiles: Bristle Magnum tiles Brick: Boral Brown Terrain Brick Gutters: Colorbond Paperbark Facia: Colorbond Monument Window Frames: Colorbond Night Sky Garage Door: Panelglide Tuscan Dawn Cabinets : Laminex Burnished Wood Benchtop: Icesnow Can someone tell me if the above go well with each other, or if you can suggest any changes. We are rendering our front facade so i am very confused with the facade colours. Can someone suggest neutral render colors for my facade. Blessings to you Handover February 2011 Happy with our home Extend the crossover before the Build or during Build 3Apr 14, 2010 10:14 pm Hi This is the way my house is situated on my Land. http://img689.imageshack.us/img689/6008/32101513.png I wanted the house to be moved to the west side leaving the minimum 1.2 meters which is the developers regulation so that i can have the maximum space on the east which i can use by building a pergola in future. CSC said by moving the house it will be difficult accessing the garage so i went to the council to ask if we can extend the crossover so that we can move our house to the west side. Guy at the council said we have to pay $145.00 as permit fee and need to sign a consent form as there is G and W point near the crossover, if we extend then it will be over it. He said we need to sign a form saying that if in future they need access to the point they will dig our concrete. Since the guy at the council said yes, i guess CSC will not have any problems moving our house. I am just confused when should i extend the crossover before the Build or when the driveway is being done, because the permit is valid for only 6 months and my house wont start until june. If i do it before the build i am just concerned about it being damaged during the build and to do it later i am worried what if the council change their mind and say that they cant issue a permit to extend the crossover. Anyone in this situation before or can some give me a suggestion. If so, I don't think you should do anything with the crossover - all it means is that your driveway will have a bit more of a curve in it. I certainly don't think moving the garage 1 metre will adversely affect how you get vehicles into it. That depends on how good a driver you are. It doesn't look that difficult to me, unless you're manoeuvering around a car in the driveway.... He said he moved the house to the maximum distance he can. Tell him that you'll be the one reversing the car, not him, and that you're comfortable with it. There must be an underlying reason as to why he thinks it is as far left as it can go - if the covenants on the estate say minimum 1.2m from boundary, then you have every right to go to this distance regardless of what your builder thinks. Ask them to give you a reason why you can't do what you intend. Contract went well, he made all the changes i asked for so was happy to sign the contract. Felt very stressed during the color selection process. I looked at your thread and all your choices are greattttttttttttt and i am looking forward to following your build. With my Selections i am just worried about how my render colors would turn out, i selected by looking them on sample sheets. I have picked Dulux Sea Elephant for my Rumpus room as a feature wall, Do have any idea how that will look like. Ensuite Selections: Ensuite wall tile which will be laid Horizontally on our 1220mm wide shower wall. Grout selected for wall tiles and main floor tiles. Feature tile selected to go around my 1770 * 1250 wide ensuite mirror and it will be laid horizontally. My Ensuite cupboards, benchtop, shower tiles, floor tiles, grout and tiles around mirror. Bathroom selections: Feature wall tile that will be laid vertically as a strip in the middle of the shower. Tile that goes as the face of my Bath. My main Floor tile is also the wall tile in my 2nd bathroom. My Bathroom cupboards, benchtop, shower tiles, floor tiles, grout and Feature tile. Laundry selections: Laundry Floor Tiles and the tiles that go above the trough. My Floor tile that will go in Entry/kitchen/family/dining/ensuite/laundry/bathroom/powder rooom is Limestone Bone glass 400 * 400, its the one thats underneath all the sample tiles. My main Floor tile also goes under the shower and goes up as a wall tile for both ensuite and bathroom. All my appointments are done, i am desperately waiting for my site start. I told him that he will be the person cleaning the floor tiles if he goes with that tile . flagstaffIV i am desperately waiting for my site start. My CSC said that the final plans will not be complete for another few weeks, at the moment they are waiting for developer approval, they are expecting to have it next week and then they will be applying for a building permit. Big M dint schedule a site start date as yet, they are approximately 4 weeks from starting. i guess once all documentation has been received including the building permit they still need to order the materials for our home, this takes approximately 2 weeks. So mostly i guess it will start in the 3rd week of JUNE. I dont know why they make it soooooooooo late, i have paid my $1000 deposit on Feb 13th and today i did my tiles appointment. Is it just for me that its taking sooo long to start or is it something that happens to everyone. I just hope they start and finish as early as possible so that i can stop dreaming of how my house will turn up. Remember that although you paid in February that you will have gone the the bottom of the schedule of homes that they are in the process of building-as will those who sign up after you.
