Browse Forums Building A New House 1 Mar 31, 2010 5:59 pm Hi all We received our contract from Carlisle today for our signing appointment next Tuesday so not much time to ask questions given the long weekend. Did everyone just accept the 240 days to completion for a single storey home? I thought it seemed too long? Not that I'm impatient or anything Did anyone ask for any changes particular changes to their contract? Getting exciting! Our land should be ready in another month! Re: Contract days 3Apr 01, 2010 11:34 am Thanks everyone. Its 240 calendar days. I've looked back through some old threads and it doesn't sound too bad. I'm just annoyed because the sales rep said 6 months but they are usually finished well before that. We switched from a guaranteed 20 week completion with PD on the basis of what he told us and now the contract allows for 8 months! Just a bit disappointed Re: Contract days 4Apr 01, 2010 1:09 pm Don't be too disappointed - our "guaranteed 20 week" build became 167 days in the contract (which, if my maths is right, is a day short of 24 weeks ), and the actual time taken was 40 weeks. Amazing. At least they were good about paying liquidated damages with no argument or delays. Most builders seem to allow anywhere from 150 to 250 days and some even longer. One major builder allows 300+ days, which is just ridiculous. They may well finish within 6 months, but make sure you have at least $250 per week in damages written into the contract. Just a bit disappointed One thing I have learnt during the process is to ignore the salesperson when they say "we put 229 in the contract but you will be finished well before that, it usually takes 20 weeks!" WRONG!!!! We are only 2 weeks off the contract days and have handover next Thursday. As Kek said make sure you have damages in your contract, but essentially if you sign a contract with 240 days don't expect them to finish sooner, as you will be disappointed like we are!
