Browse Forums Building A New House 1 Mar 30, 2010 11:10 am Ok, so we have found a good block of land... from what I can tell by using PD online here in Queensland (taking into account the setback) it slops 2 metres from front to back... So my guess is a 1 metre cut and fill. But my problem is it's a real guess on how much site costs are going to be? We have budgeted for 20K and I understand there are some huge variances (soil quality etc etc). I know the mantra is find the block then the house to suit. I would recommend that you put an offer for the land subject to soil test n all but simultaneously get a few a builders to quote on building a similar size house on it. We found that its best to go to smaller builder and builders who specialise in building with the slope instead of just cut and fill to get a flat building pad, with reduce your cost considerably. A lot of project builder will charge a lot more as the don't like to have to change there standard format when building. There are some fantastic builder that have split level standard plans. I don't know where abouts you are in qld but if you are in the brisbane region have a look at the display villages at Springfield Lakes & Daisy Hill both villages a a lot of split level designs on display. Make sure you shop around because there can be a huge difference in cost between builders, our quotes varied about $100,000 for a similar spec home. So don't believe the first builder estimates. We also never paid up front for any quotes from builders to build our home.
