The house is North facing hence our reasoning to have most of the bedrooms on the eastern side of the house. Bathrooms on the western "warmer"side of the house? A good sized garage to comfortably fit two cars ans have a good little storage area as well as a small workshop. A big walk through pantry, a linen cupboard and a storage area for tableware etc. every thing else i expect is standard downstairs. Alfresco entertainment area with concertina doors as well as concertina windows to open up kitchen area to alfresco area Please be picky and throw around some sugestions of what you would do differently? Are the room sizes ok too big or small? upstairs.. the narrow space betn Mastr BR and adjacent bedroon can be converted to a walk in robe and the existing robe LHS to stairs can be made into a linen closet for upstairs? Downstairs 2 way bathroom for downstairs so that the study can also be a guest room? Alfresco... outdoor kitchen to be on LHS not straight facing the door (u could have a waterfeature visible from the door to add aesthetic appeal rather than the barbie) Widen lounge to include the storage and have separate storage behind the garage till the first kitchen window?It will give it a more 'open' feeling.. Ask to put a door under the staircase for added storage space.. door to open fron laundry side and laundry door to be made into a cavity slider. Who is the builder Milt? It reminds me a little of our plan except ours is only single story (and a lot smaller). I don't know if it's possible but could the linen and storage downstairs be combined and accessed from the passage to the garage so that the passage opposite the stairs is like a gallery - without a door opening there. I love the laundry - a great spot to have it. The kitchen is rather large and assuming the fridge is next to the W-I-P there is going to be a big distance between the fridge and the sink... but it makes sense to have them in those spots. Like VP I'd put the alfresco sink outside the kitchen window sink then if you are having an opening window it will be easy access from the inside to the outside benches without carrying things across the alfresco. I don't like 2-way bathrooms and that's just my personal preference (waste of floor space having 2 doors), but it already has a shower and is right next to the study so I don't think an extra door will accomplish much. The plan is bits and pieces and our own ideas that i have created with Microsoft Visio drawing program. We ahven't yet had plans drawn up thats te next step vpande, the small space near the master bedroom may be used as a kids computer area "not to sure yet" just by the stairs will be the upstairs walk in linen near bed 3 and 4. I like your idea aout the alfresco and yes under the stairs will be use for additional storage. The lounge area is intended to just be a formal lounge with a couple of nice sofas and coffee table. Later on we may knock out the wall to extend if need be? Ray, the linen/ coat closet area is going to be for shoe storage etc. The other one will be storage for formal ware plate and glasses. Ihear your point but we'd like them to be seperate. The kitchen is big because we love to cook and spend lots of time there. I agree the fridge needs to be moved we haven't yet decided on the exact configuration of the kitchen. I'm still undecided on the 2 way bathroom as the study will kind of be an office as well? It's a bit hard to tell from the small drawing. It looks like the top floor is narrower than the ground, which makes it expensive to build due to additional structural supports required. Re: Our custom house, your comments please? 7Sep 09, 2007 9:51 pm Budz the top floor encompasses the study, lounge, kitchen, meals area, laundry linen closets and pantry. All walls line up once the second story is shrunk to size with the exception of the wall above the meals area and the small wall near the front porch. We will be getting plans drawn up in the coming week and assesing the engineering of the supporting walls.

1. How about moving the ensuite door to open directly from the main bed instead of through the WIR? It won't be nice to bring all those moisture and wet air into your lovely huge WIR. 2. The space in front of the bathroom & toilet out side of bed 4 seems to be wasted. If you do a bit of redesign, move the door next to bed 4 door, might be able to squeeze some more space for either the ensuite (add a spa!) or bigger bathroom. 3. Combine the TV room & lounge into one bigger room. 4. Since you got plenty of spaces at ground floor, how about combining part of the storage areas, reshuffle the rooms and create a study/5th bedroom down stairs? Point 1. yes I think yoiu have a valid point there we may increase the ensuite slightly and add a door Point 2. that space in front of bed 4 will be a walk in linen closet for blankets etc, games etc. We had a spa in the old house and the novelty quickly wore off Point 3. we definitelly want the tv room to be issolated and have a more private room for adults to talk Point 4. we are pretty happy with the storage areas for kids toys, my kayaks, fishing gear, workshop tools bikes etc Thanks for the input mate Re: Our custom house, your comments please? 11Sep 13, 2007 10:54 pm milt
sorry hard to see pics clearly. But upstairs your room seems quite large and doesnt look that useable because all the space is either side of the bed and because its rectangular??? Ensuite I would have to agree with access via the main can you switch the ensuite and WIR gives you more privacy in your bathroom from other bathrooms if you get my drift. B3 seems massive could some of this space be utilised elsewhere. Anyway what i can see downstairs looks ok. Generally it looks good and you seemed to have designed it around your families needs which is always good. I think what I'll do is move the ensuite to where the WIR is, move the WIR to that little useless area by the master. The ensuite wil them become a retrest area after i resize the master to make it smaller and manageable. Thanks Milt, of course there are legal avenues. You've already mentioned it. Sue them.
