Then if you pay your $3300 and the final costings comes out much higher you can refer to that correspondance to help get you a discount/bring the price down. I know that seems like stupid question but my cynical thinking is ...if we ask now, and they say "sure" and give us a $10,000 discount, then after paying the $3,300 they could easily turnaround and say "well this and this needs to be done which is an extra $10,000" mmmm? Who are you with marci? paid $700 (not refundable) sounds like a builder that I'll be going with. With that $700, shouldn't that be a fixed priced tender though? well, variations and upgrades will be on top of the tender price .. this is where I'm concern they going to suck your money and your life away. I didn't want to pay a couple of grand before i even knew how much the house was going to cost..... I wanted to go with a smaller builder so I took a different approach. I found a draftsman that drew up the plans (just the basic plans not the engineering ones) for less than that price and am planning to play two or more builders that we are interested in biding it out.......hopefully the plan works...but i thought I could cover the cost of drawings this way especially when ppl can leave the room and come back and offer a $5000 discount! I would ask before paying the 3300 but be prepared to fight the answer we will only know once you have got the drawings...... Most of it is fixed but things like piering, and some BASIX costs are not. However, they have made some provisional allowances for these items. Not a bad strategy but I dont think we can get plans drawn externally - everything is done by the builder. Our plan of attack is to get as much of the tender at a fixed price as possible, before asking for a discount and paying the $3300.
