I have to get back to the builder on this tomorrow and your opinions have helped me decide I will go for the full render.....and the color mixed through option.
Just some responses to questions asked duing the thread: - In terms of how long this will take...probably another couple of weeks, so this shouldn't impact our renting/mortgage financials too much - I didn't upgrade our original brickwork. Re: Brickwork compensation - opinions please!!!!! 22Mar 29, 2010 8:04 pm cazoraz Rinny Hi, Our builders arranged an appointment with us this morning, to be upfront and honest with us and to let us know that they weren't happy with the standard and quality of the brickwork to our house. Apparently there aren't any structural issues, but the brickwork is not ideal because the joins between the bricks are inconsistent and the mortar raking is too deep. Hey Rinny can I ask, do you have any pics of your brickwork? I'm wondering how 'bad' it has to be before an offer to render comes into it. We have had our bricks cleaned and there are now heaps of chips and cracks that my SS think are the bricks fault and the rep is coming out this week.... Hi Cazoraz, I don't have any close up pictures of the brickwork on hand unfortunately. What should be noted in this instance however, are that our physical bricks are fine. What we/the builders weren't happy with was the actual brick work/workmanship. Our issue was that the raking was too deep and our mortar joints were uneven (very large in some places). There were lots of mortar holes that needed to be patched with new mortar and the color is very different. Good luck with yours. I'm also quite disappointed in my brickwork and mortar, however my builder insists it is fine. I'd be very interested in hearing how your builder handles the situation. I confirmed with the site supervisor yesterday that I would like to go with the full house render option with the render that has the paint colour mixed through it. He has to pass this through his higher powers today and confirm with me today that we can proceed with this option. I will keep you posted... We upgraded the bricks on our Nolan and fortunately the brickies did a fantastic job on our house. In your case though, the rendered look really suits the facade you picked, more so than any brick would I think. Great colour choices in the render too, and wish we'd thought of double front doors too! Southies, re your worry about cracking - don't they use expansion joints on render these days? I believe (though not 100% sure) that this helps reduce any cracking, the same as brick expansion joints reduce/prevent mortar cracks. rinny, did you end up getting the colour through render? and did you end up getting any monetary compensation for brick upgrade or future mantenance costs? Donuts, yes we got the color mixed through the render, which i understand is a better option. Nah, no other monetary compensation. I am in the same situation, would you be able to give some insights in to this?
