In retrospect knowing what I know now, I would do things differently. To be fair I will outline the pro's and con's from our experience so far which might help you. - If you can source the block yourself I would do this. Then approach Allworth for the building quote. Whilst we didn't pay listed price for the land, we could have paid a little less directly through the developer. - our building quote's were delayed through Package Central and once we paid our deposit we never heard from anybody. - if you don't have a block (which we didn't) and you want to build an Allworth it's worth checking out what packages they have on offer. The packages they had in our Area were very attractive. That's how we found our land. - Essentially the "Complete Package" cost for us was $9500. Step 1 , we bought the land from the Developer via the Complete Home Package Rep who is essentially the Agent (rep get's the commission). Whilst the sale was going through the building quotes were going back and forth (Step 2). And eventually we started dealing directly with the local Allworth sales office, which in our case was fantastic and a breath of fresh air. Step 3 the Complete Home package just becomes a client variation on your plans. You stop dealing with Package Central all together. - They way it was initially explained to us, the difference between package Central & doing it direct through Allworth is the Package price you pay for the "Complete Package" basic inclusions. No hidden charges/catches. - Once again in our case the Package price included Sir Walter Turf to the Front of the home, 50 metres sq and 12 metres sq of stencil crete driveway and Alfresco area floor respectively. Plus path to entry. I note that the basic inclusions document: http://www.packagecentral.com.au/sites/ ... sFlyer.pdf mentions Carpet & tile too. However once again in our case carpet and tile was an inclusion in the Harmony home at the time anyway. Additional note we have spent an additional $2k upgrading from basic tile and basic carpet. - Basic package inclusions such as stainless steel appliances, insulation and the best quality suppliers were apart of the Advantage giveway which we were receiving regardless of the complete package. Get a quote for a package and one without and compare apples with apples ! Everybody has different variables to consider. Despite all of the above we like the fact that the driveway, path to entry and alfresco should be completed prior to handover. And it was all included on our approved plans through council. Goodluck. I am not sure of site costs because we are buying a house/land package but I assume it would be pretty expensive as we have a sloped block and require a split level. i am just wondering whether any of you had any experience with Package Central? Well...after many, many tears I think we have been very naive and may be paying the price now:( We believed we were getting a house and land package through 'Package Central' we were handed a business card at Allworth and all brochures etc we were given were under the label of 'package Central' however when it came to signing the contracts we were signed under JBC Apex. Our solicitor didn't think too much of it however it would appear that JBC Apex is a sister company of Package Central and have NEVER built a house:( We found them (who we believed to be Package Central) to be very helpful until we paid our 10% deposit however we have had nothing but problems since. We were sold the package as being ready to move into in August, worst case scenario September however we still have nothing to show for our money and have just been advised that JBC Apex does not have financial approval to build any properties in our lot (6 houses.) We were told in August the house was in council, 6 weeks later hadn't heard anything so I rang council and they had no records of the development. We then couldn't get on to anyone and it was the worst couple of days ever. Allworth's hands are tied as we aren't the 'purchaser' JBC Apex is so they have been beyond helpful but really can't help us any further. I am devastated and am holding out hope as the 'sunset date' of our contract is 12 months after signing contract which was August. I just feel sick to my stomach that we have been so silly and trusting. We were just so excited and had sold our house. I will keep living vicariously through your blogs. I love seeing the updates and especially the pictures (of Concerto) as it was a bit daunting not being able to walk through. Although I suspect now that we might never get to walk through a Concerto:( Sorry for the length but I am just devastated and lost. Sir Walter is a great inclusion, I know how expensive that is! I guess that was one of the draw cards for us, I had a new baby and thought this would be the easy option in terms of less research, sourcing quotes, unexpected costs etc. However, I can assure you that I truly believe that this extra work would have been far less stressful then 7 months of believeing we are going to end up on Today Tonight minus a house and a large deposit:( Good luck with your build, we have friends building in that area as well. Ours was very rushed and we didnt get time to research enough. It was 6 days ony when I first visited Homeworld till we secured our land. During this time I met PC and they told us about the land release in Kalina which I am very thankful to them else I wouldnt have found about it. And we wouldnt hav ever bought in main Ponds area as we wouldnt afford that. PC was slow to get quote and too many tos and fros to headoffice before we got quote but they were good in terms of having meetings in lat evening (we have started at 8pm going upto 11pm). But they lacked detailed knowledge on engineering and what our allworth consultant gave us. We were up for few surprises after our file was handed to allworth. All in all, I am happy and there have been pros and cons.. Since paying our deposit in may we have endured all the ups and downs, my wife's father was killed in a motor accident, 6 weeks later we had our first child, and all the complications of building going on in the background. Plus trying to hold down a job and all the financial pressures that come along with everything in life. It certainly hasn't been easy. It's my wife's Birthday today. The slab was also laid today. Have a quote of $85 an hour to move it from our block to the neighbours block (they are desperate for fill). Guy reckons it will take him 4 hrs to move it which is great. Received a bill of $800 for pier pump. Regardless of fixed or variable site costs u will get stung with this assuming they don't pour direct from the truck (does that ever happen) Please be aware. Take note of this clause in ur contract. We were charged for additional piering too until Allworth realised this cost was fixed for us they have since waived. Once again know ur contract inside out. Re: Site Costs with Allworth 93Dec 21, 2010 10:32 pm Yeah we had "Concrete Pump" fixed at $1345 & "Concrete Piers" fixed at $2400. It's deceiving on the quote's and tender it's when you get to signing the contract it will rear it's ugly head. Its under the special conditions, "no allowance has been made for pump for piers" point, we signed it without even realising. It's a case of Concrete Pump for Slab Versus Concrete Pump for Piers. Upon receiving the bill for payment we had 14 days to pay it. Good luck to anybody that doesn't have to pay this. On a happier note we had our soil removed today for $220. What I thought was 25 Tonne of soil was in fact closer to 60. It took six truck loads and thank fully we had a happy recipient for the soil (so no ridiculous tipping fees). Safe to say moving the soil was dirt cheap for everybody. Definitely a good idea to have somebody lined up to move and/or take your soil after excavation and service connections. Merry Christmas. We have Carpet & Tile included. We did ask for a quote for Timber flooring and/or vinyl laminate in one room but no go, they don't do either. I'm guessing they restrict themselves to Carpet & Ceramic Tile flooring does that sound right and/or does that help ? Any other flooring would have to be done post hand over by owner ? Builder is quoting 2500$ laying cost for upto 10msq. The 2 pillars come to be 16msq. So laying costs are 5000$… 0 3978 |
