I am currently in the process of building an individually designed residential home in SE QLD. The design was done by the building company's own designer.
This week, the rough in / plumbing & electrical stage was completed.
The site supervisor recently approached me with the information that there were problems accommodating aircon elements and service ducts (in fact, on the upper level there is apparently not even enough underfloor space to accommodate the water seals for the floor wastes...).
They have now come up with 3 different options for me to choose from which all include a different combination of reduced ceiling heights in certain rooms, bulk heads in certain rooms, the use of significant robe or cabinetry space for service ducts, pipes on the outside of the house.
None of this is mentioned in the specifications or shown in the plans. They claim that this was the normal building standard for residential homes in QLD, that there was no obligation to show service ducts in the plans, and that it is common practice to sort those things out at this stage of the building process.
My questions are now: Is this really true? Or is their design flawed? Do I have to accept these changes? Am I entitled to compensation for compromising on design, space and functionality?
What is your opinion and experience?
