Not neccesarily - I have lazily copied this answer I made on a previous thread about house/land packages.......... House and land packages vary enormously - some are flexible and let you choose upgrades/ modify floor plans etc - obviously this will bring up the cost just as upgrading on a house built on your own land will. But some are very inflexible - exactly floor plan x goes on block y and you can change nothing and choose standard inclusions only. What is included also varies - you have to read the fine print carefully and remember that things are included which your house price alone does not and you will need to pay for afterwards anyway. We did a house/land package which I felt was good value - land was sold at discounted price and package was very flexible - we could choose any of builders floor plans to go on any available block and then modify plan/upgrade whatever we chose. Site costs were fully fixed. We paid a $2000 refundable deposit on the land subject to signing a construction package - we were then given a fixed house price which factored in structural changes such as higher ceilings/ kitchen re-configuration etc - if we declined to go ahead at that point our money would be refunded. This price was totally fixed - then the only increased changes were changes we chose to upgrade at selections - upgradeing tiles, tapware etc. Our package included driveway, perimeter paths, rainwater tank. floor coverings, stormwater drains, clotheline, fences etc. It also included the flexibility to take inclusions out - we removed air con and landscaping from the contract so we could do it ourselves.
