Browse Forums Building A New House 1 Mar 24, 2010 5:48 pm G'day, We recently settled on a rural block in the Cooma-Monaro Shire. It has building entitlement and allotment. The house site has a lot of rock, and we were wondering if anyone knows if we are able to excavate the allotted house site prior to submitting the house plans to council. It would mean that the architect could alter the house before submission if he knew that it would be flat or piers would be needed. Any ideas?? After many horror stories we are trying to be cautious. I just thought there might be a straight forward answer. But we don't have a building allottment and we do have native vegetation issues. Then again, maybe if we did do some "work" on it, we wouldn't have those issues! But that wouldn't be the right thing to do I reckon you should ask council, then at least they can see that you're trying to do the right thing and work with them kinda thing .... Re: Excavation before plan submission to council. 5Mar 25, 2010 1:22 pm You probably need to check whether any overlays apply to your block, as if you have the kind of landscape overlay that we have (SLO) then if you do anything to the land that is substantial without council permission you could end up in a heap of trouble. In my experience just call up the planning department and ask what the restrictions are on your land for any works.
