Frame Stage Pre Plaster (Lock-Up) Pre Handover stage Just want to understand that how does this actually works ? The inspector will inspect the build at a particular stage, create an extensive report, take his fees.. What happens next ? Do we give the report to the builder and tell them to fix all the issues in the report ? (or will the inspector send the report to builder) Do the builders care bout any such report ? If they do, how do we verify that they actually have fixed the issues as identified in the report ? By the time we give the builder the report and then follow-up, they would already have started on the next stage.. so will they really care to fix all that is listed in the report ? Eg: Defects found at Frame stage.. by the time we get and send them the report, they would have started the plastering.. that would hide the frame (and frame defects) Would appreciate any advise on this plz. TA Re: Building Inspections : How does this work ? 2Mar 24, 2010 10:48 pm The building inspector, will give you a report, and also tell you the things that are not to proper australian standards. He will also check and make sure all is according to your contracted plan. If a water pipe is in the wrong spot, if a electrical cable is too close to a water run etc... You can then use it to , go to your builder, asking them to fix it. In case of disputes, you can actually use the building inspectors report in the court. Withr egards to what you said, if you noticed a problem, take photos, and send emails immediately to the building company and save all the correspondance. Maek sure you highlight the issue to site supervisor and ask him to rectify it. Also, make sure your follow up, everytime quoting the number of times you have previous mentioned this to them. All this can be used as evidence in case of a dispute, down the track. The builder has no obligation to do the fixes as long as they meet the engineering report of the builder. We have used NewHomeInspections for both frame and pre-plaster stages. Kevin produced comprehensive reports and credit due to our builder (Big M) after a few onsite meetings have completed the issues. This is also a credit to our SS. ALthough this has put us a few weeks back overall in our build schedule we are glad that we spent the extra cost on the reports. As to NewHomeInspections, yes they are extremely busy and sometimes they take a few days to returned your calls. Robyn (Kevin's PA) does not work Tuesdays or Thrusdays and the best time to get her is around 9-930am.
