The quote and inlcusion lists from one builder. The quote is $230,000 for 174m2 living + 38m2 garage + 4.2m2 porch + 17m2 alfresco. Tiling, carpet, windows dressing are not included. Is it a good price? Is this inclusion list acceptable as not all items include brand/spec details? From your experience will the builder put more specifc details on your inclusion list? Should i concern on particular items? MANY thanks. Which state are you building in, NSW or QLD or VIC?? Does that $ includes site cost? If so, how much is for site cost how much is for the house? If you have been following this forum, you wil notice there are lots of things you have to find out, for example: 1. what's the ceiling height, is it 2.4M or 2.7M? 2. regarding the inclusion list you mentioned, do they have a display home which you can have a look? Or other houses they did before which you can visit? Otherwise how do you know the quality of their work and how would you be comfortable enough to hand over such a huge amount of money to them? 3. make sure the builder is familiar with your council's requirement. 4. go to the council yourself or check council web site and have a bit of understanding about some of the regulations/rules for your area first. don't trust the builder on everything. 5. if possible, get at least 3 quotes from different builders. it's a lot of money, so make sure you do your homework properly! This is in ACT. I have checked MBA and HIA on this particular builder (and the other two) and all have a good reputation, and have display house. It is a normal 2.4m ceiling, and the price is not include an H class soil. Thing that struck me the most is how come for similar "waffle pod" slab for H class, one builder charge $7,500 while the other $3,000? One suggestion - get rid of all the allowances. Builders get very big discounts on building material, but this does not have to be passed on when an allowance is used. You can be charged the full price which could double the cost of some items (or force you to reduce quantity ot quality). I would go and select: 1) Face bricks 2) Bathroom vanities 3) Bathrooom mirros 4) Tiles 5) Front door (Note sure why there is an allownace for the Quantum Quartz when they have already specified the thickness and should know how big it is from the plans.) Once all these selection have been made, get a new quote. Before signing up! This should give you a firm fixed price so you know exactly what you are paying. I would also get the manufacturer and model numbers for the dishwasher, microwave, hot water system, light switches etc. Go and look at them and confirm that you are hapy with them. You wouldn't go into a shop and say here's my money now give me a dishwasher, microwave and hot water system. You would get the cheapest (and nastiest) of each. But this is exactly what you are doing. To me a specification shoud include every manufacturer and manufacturer's part number. Sure, they may not be able to get the part when it comes time to buy it, but you and the builder should be selecting an alternative together. Are you going with a custom home builder or a project home builder? Make sure you are happy with the appliances selected. I know from personal experience my dishwasher is not what I would have brought for the same money or less. Most appliences and heating etc are the basic model and you may be left a little dissapointed at the features it doesn't have when you move in. This house is "custom build" because i have asked a draftperson to design for a block of land which i have purchased. [is this called custom build???] I have talked to several builders and consult their inclusion list. By far the one that i have attached is the most complete one. I think the majority builders will be specific on brand/model for appliances, door handles, toilet suites, bathroom accessories, but not specific on many others. For example for windows, all will say "Powder coated aluminium improved windows" or just "aluminium windows" without brand. Assuming that these items below are the "major cost" for the the house, i will go and select them and ask them to requote. 1) Face bricks 2) Bathroom vanities 3) Bathrooom mirros 4) Tiles 5) Front door COULD anybody include other ITEMS that are considered "MAJOR COST"? -Concrete roof OR windows probably? Could i just ignore some of the smaller items, as all builders have their display houses, and i always can compare with them? I am more confused now! We have upgraded our heater and A/C to 4 star, chose SMEG appliances of our choice, and left the dishwasher out so we can buy and supply it ourselves. I think it would be good to get rid of all allowances. Custom builder is always dearer. Also "10 year structural guarantee" doesn't seem good to me. The norm is 25 yrs. I agree - regarding the face brick allowance, make a selection and remove it from the equation. What is the total m2 of the concreted areas? Coloured, Natural, Exposed? Upgrade your cornices - 55mm doesn't hold a line very well. How many coats of pain on the walls/ceilings - 2 or 3? How long is the Vac hose? May require an additional outlet. Tile allowance seems light, if it includes labour then your looking at about $10m2 left for the tile, should you select something that is a bit more expensive then it comes out of your pocket. I suppose it's easy to pick holes, but nobody wants to see someone end up with the dirty end of the stick. For the tile, the $40 i believe is the allowance for the tiles only (labour cost is included in overall cost).
