The quote is $230,000 for 174m2 living + 38m2 garage + 4.2m2 porch + 17m2 alfresco. Tiling, carpet, windows dressing are not included. Is it a good price? It's hard to tell. Yours is around $1000/m2. Custom builder is always dearer. If you go to Clarendon, it'd probably cost you about $700/m2 (excluding site cost) . http://www.clarendonhomes.com.au/html3/ ... index.html It's great if you could post your floor plan up. Also "10 year structural guarantee" doesn't seem good to me. The norm is 25 yrs. Re: Final Inclusion list and a quote 16Sep 05, 2007 10:30 pm $10k per sq (old school) seems a little heavy but there are a few nuggets thrown in there.
I agree - regarding the face brick allowance, make a selection and remove it from the equation. What is the total m2 of the concreted areas? Coloured, Natural, Exposed? Upgrade your cornices - 55mm doesn't hold a line very well. How many coats of pain on the walls/ceilings - 2 or 3? How long is the Vac hose? May require an additional outlet. Tile allowance seems light, if it includes labour then your looking at about $10m2 left for the tile, should you select something that is a bit more expensive then it comes out of your pocket. I suppose it's easy to pick holes, but nobody wants to see someone end up with the dirty end of the stick. Re: Final Inclusion list and a quote 18Sep 07, 2007 1:20 pm Thanks for the suggestions from all of you.
I am going to talk to the builder this saturday and sunday, and hope to get some explanation. For the tile, the $40 i believe is the allowance for the tiles only (labour cost is included in overall cost). Ozn i would suggest nothing is unreasonable for PCI. we did all sorts, including checking the hot water, checking all the GPO's had power, testing that the showers were… 9 79537 Hi, I am approaching end of the build. My builder wont do the landscaping or… 0 3040 regardless, your contract stipulates a payments schedule and SOPA doesn't give provision to that scenario. Your contractual terms appear to stand. Hence get a lawyer, it… 4 8947 |
