The quote is $230,000 for 174m2 living + 38m2 garage + 4.2m2 porch + 17m2 alfresco. Tiling, carpet, windows dressing are not included. Is it a good price? It's hard to tell. Yours is around $1000/m2. Custom builder is always dearer. Also "10 year structural guarantee" doesn't seem good to me. The norm is 25 yrs. I agree - regarding the face brick allowance, make a selection and remove it from the equation. What is the total m2 of the concreted areas? Coloured, Natural, Exposed? Upgrade your cornices - 55mm doesn't hold a line very well. How many coats of pain on the walls/ceilings - 2 or 3? How long is the Vac hose? May require an additional outlet. Tile allowance seems light, if it includes labour then your looking at about $10m2 left for the tile, should you select something that is a bit more expensive then it comes out of your pocket. I suppose it's easy to pick holes, but nobody wants to see someone end up with the dirty end of the stick.
