Browse Forums Building A New House 1 Mar 22, 2010 9:50 pm Our garage is built close to the boundry on our land (about 30cms away from the side). We will need to replace the wooden fence on that side of the house. My question is, would you build the wooden fence all the way through beside the side of the garage, or would you stop the fence at the garage wall and use the exposed side of the garage as a continuation of the fence? Do you know what I mean? Another question......because the brick work was messy on the side of the garage wall which faces into the neighbour's side, the builder has agreed to render it. The builder suggested rendering it Paperpark color (which is the color theme of my house), but the neighbour wants it done in grey to match his color scheme. If you were me, would you care what color the side of your garage is (given it's not too visible from the front of the house)? Re: You opinion please - garage side wall & fencing question 2Mar 22, 2010 10:11 pm I wouldn't care about the colour - if you're not going to see it - but it's up to you. Who is paying for the render? You or your neighbour!? (or the builder) I would be happy with either scenario - just would depend on cost and what $$ you're happy to part with!? Good luck Sleven Moved into our Atlantique MkII 36 by Carlisle Homes Re: You opinion please - garage side wall & fencing question 4Mar 22, 2010 10:24 pm Firstly, if I were you, I would put the fence all the way through. Mainly because A: you'll either end up with a gap between the fence and your garage which would be kinda silly, or B: The person building the fence may build it right next to your garage, which means you may inadvertently lose 30cm of your land. 30cm may not seem like much, but still. Secondly, I would let the neighbour choose the colour. It'll be on their side and they have to look at it everyday, so may as well let them have it. Re: You opinion please - garage side wall & fencing question 5Mar 22, 2010 10:47 pm I think I'd build the fence all the way through but close up the gap between the fence and the garage at the front with a bit of extra fencing to keep it tidy. I'd also concrete the floor of the "gap" Sooner or later you might be looking for somewhere to store something very large but less than 30mm in one dimension and this could be the perfect spot to get whatever it is out of the way. OTOH, if you've already got the neighbour's hopes up about scoring a nice rendered alcove in his yard for say a feature espaliered plant, garden bench or whatever, you may be reluctant to grab it back for potential storage you might never need. Cheers zeke Re: You opinion please - garage side wall & fencing question 6Mar 23, 2010 6:22 pm Thanks for ur opinions everyone. If I leave the garage wall exposed, should I be worried about potential future damage, eg if Neighbour installs basket ball ring or plants a climber? Also, if the wall is left exposed on the neighbour's side does he have the right to paint it without my permission? Re: You opinion please - garage side wall & fencing question 7Mar 23, 2010 6:50 pm Im in the opposite situation. my neighnours garage is 15cm from the boundary..I have 1.5m gap and will have a pathe going to backyard between the two garages. I'm hoping to stop fencing at the end of their garage, saves 6M of fencing. However if I was to do anything to my neighbours wall I would definately be seeking their permission as it is not part of my property and would be the logical course of action (to me anyway). I would leave it open unless you know your going to need the storage space, paint the render the colour the neighbour wants (if doesnt bother you or affect the look of your house) but remind them that it is your property and they need your permission to do anything to it. obviously try and put in a nice way - maybe try and agree on plants to placed there that wont affect the wall integrity to fill in your 30cm of land Building "DOMAYNE" through COMMODORE HOMES in Pearsall WA Slab down 15-01-2010 Handover 16-06-2010 viewtopic.php?f=31&t=29049 Re: You opinion please - garage side wall & fencing question 8Mar 23, 2010 9:21 pm We are getting our garage zero lotted but only have a distance of 8 cm from our boundary. So ending the fence at the garage wall. Re: You opinion please - garage side wall & fencing question 10Mar 25, 2010 7:39 am Just to give you another point to think about rather than just the appearence and practicality of the fence perhaps before making a final decisions you should consult with your solicitor as there could be legal ramifications to this as well. If you don't run the fence the entire length along the boundary line this leaves some of your property open and accessible to other people. If someone were to injure themsevles on this piece of property you could be held liable for their injuries as it occured on your property. At least if you built the fence all the way through you could rest easy at night. Best regards, Shozza Re: You opinion please - garage side wall & fencing question 11Mar 25, 2010 7:51 am I would also build the fence. You might have a nice decent neighbour now, who would never even think of it, but one day someone else might consider your garage wall "handy" for various things and start drilling holes and attaching stuff or growing ivy against it (or whatever), or just plain 'abusing' it for whatever they can think of. So, a nice high fence would prevent anyone from most of it as it's a bit too high for most of usages. Unless, of course, you are planning on selling quite soon, so you don't care about what happens to the walls in the future. My signature is distracting people from my wise posts ... Re: You opinion please - garage side wall & fencing question 12Mar 25, 2010 11:06 am +1, I too would go with putting up a fence along side the garage wall, 30cm is 30cm, your land!!! Let the neighbours decorate their side of the fence if they want to but i wouldn't be colour coding my garage wall for the neighbours or allowing them (or future neighbours if they sell later on) to hang things, plant intrusive plants or anything else that could spoil the wall. Best to look at the long term effects & possible outcomes.
