I was warned about someone here whose site works went to over 60k. Ours are sitting on 45k + atm.
From memory the original house for us was around the 200k which included additional cost for being in a small regional area. We've extended and modified the plan a fair bit which added around 30k to the price and we are up to about 275k now including additional earthworks. BUT we still have our power/phone trench to be done. No furnishings, flooring, landscaping, retaining included. But we do have fencing on 2 sides already. Re: Extra costs in building from a display type home. 25Jan 02, 2009 8:34 pm Base price for our 28sq single storey is $152k add on 30k site costs and a few bits and bobs (nothing flash!) and it adds up to contract price of 220k -that is without flooring, blinds, landscaping, concreting and decking etc so well over 40% at this stage... Doesn't include landscaping but does include concrete and tiling to the outdoor undercover living areas. I leave you to fend for yourself, figure things out yourself. We are just at tendor stage but so far $213,000 including carpet, tiles, driveway, front landscape- this was the most basic facade though extras including site ($20,000 extra due to sloping block), basix, changes and upgrades and aircon $58,000 bank fees, stamp duty, $10,000 yet we havnt done our tiles so there will be a couple of grand extra! AHHH those figures look huge to me! Built our Granton in 2010 Handover December 3rd- wooohooo! Now the hard work has began.... The site is classified S - slightly reactive and requires a C2 footing and Spoondrains, soakwells,Council system drainage, and it adds on and on and on... Our final contract price was $260k, which still didn't include landscaping/window furnishings. We've already spent an extra $35k just on retaining walls and we reckon once all the landscaping and internal fit-out is done, we'll need another $50k. So, where's the option for 100%+? The base price of one house might include a, b and c whereas the base price of the next house might not include "c" for instance. However, our "40% add-ons" include big ticket items such as fully ducted & installed A/C, site costs and Basix. Of course, this excludes driveway, all external tiling, pergola/decking, all landscaping, all floor coverings except minimum wet areas tiling, all window&door items (deadlocks, flyscreens/security screens&doors, curtains, blinds and the like), all but builder's basic shade for light fittings, skirting boards (!) ... probably more . Another thing is the question of any special offers that people may have got. For example, we bought a special offer package upgrade for less than it would have been if we were to upgrade all those items individually during the pricing process. (I'm not going to rely on builder's advertising for the true cost of those upgrades, as it's exagregated.) So, if we add a more realistic individual cost of those special deals, we might be around 45%, but we don't know since we don't know how much they would price those individual upgrades, so it makes it difficult to say what's the real add-on cost! It would be good if people at least indicated in their replies if they did get some kind of a special offer. My signature is distracting people from my wise posts ...
