Browse Forums Building A New House 1 Mar 22, 2010 11:08 am I was just wondering what other peoples opinions were on this matter. I went past my house on sunday to see that the brickwork is nearly complete however the window to the study which should be centrered has been placed to the right. It is about 5 - 6 cms off the theatre wall and looks absolutely ridiculous!
I have no idea what to do.. I have contacted the builder and am waiting for a response on how they are going to fix it! Has anyone else had any issues like this and how did they get them resolved? My partner and i are so pi*sed off about it and are really upset that no one could even pick that up when it is so noticable! Re: THE WINDOW IS IN THE WRONG PLACE! Help! 3Mar 22, 2010 11:29 am I had a window out of place too, only mine was out of place vertically - ie too far to the ground with lots of plaster at the top stretching to the roof. The builder tried to tell me it was built to plan, but I stood my ground and he fixed it for me in the end, seeing my point of view (we could see no blue sky from the lower window, only fence). Mine had not been bricked yet though so was easier to fix. However, if it is clearly different from the plan, then they still have to fix it I would reckon! Help! 5Mar 22, 2010 12:27 pm Without seeing the situation, it is hard to tell. there are a number of ways that the problem can be rectified however you are entitled to have the house constructed as per your contract. It would be extremely unlikely that the brick courses would be broken or looking poor. That does no one any good. I contacted them yesterday and they said they would get the site supervisor to check today and will call me back. no call back.. i emailed her.. no email back... I just rang the office and shes gone home for the day and they refuse to give me the SS contcat details! this is so frustrating! Help! 7Mar 23, 2010 5:26 pm Hi Marshiee, This is easily fixed, builders knock down brickwork and re-do it all the time (nothing is permanent until the render/plaster goes on) - the main thing is to remain calm and trust that it will be fixed, document in emails your concern, and only go off the handle if they say they won't fix it (and then call a building inspector to conduct an 'investigation report'). They should fix it, keep hitting them with emails and calls about your concern. They will have to fix it now, to have lowest impact. If they dont change it now, then the builder will be in trouble. They will have to fix it and the sooner they do it the cheaper it will be for them. Try not to stress about it (easier said than done!) but if it's not built to plan they will have to rectify this! Help! 17Mar 24, 2010 1:37 pm As noted, they will be able to fix it. One thing to check though, what are the dimensions on the construction drawings? I was lucky in my case, our ultra expensive bi fold was slightly off centre. It looked fine on the drawing but when you checked the dimensions it was correctly sighted (albeit off centre). You will find that your contract says that the contract dimensions are final and not the pretty picture. If you check the dimensions and they are out, then you are golden. If not, you have to rely on the willingness of the builder to fix a mistake that their draftsmen should not have made but you, by signing the contract, have agreed to. In our case, as a show of good will, the builder pulled down plaster and bricks and moved the door 10 cm to the right but they didn't have to. Re: THE WINDOW IS IN THE WRONG PLACE! The window was definately drafted in the centre and we double checked measurements. I actually finally just heard back and the window issue will be rectified tomorrow and should be complete by the end of the day!. Yay for us My garage door has started playing up recently.
