We went to Allworth today and our file is stuck between package central and allworth transition. When we met the consultant at Allworth today he said for Kalina, we need to have a 4mx6m area of backyard directly accessible from one of the living areas, so he is trying to see how this can be accomplished as the alfresco's access to backyard might not fulfill this requirement. I am not sure if this is the requirement at The Ponds as well? So we are hoping our file will officially be transferred from PC to Allworth in the next 1-2 days and then we can finalise our design and send for plans to be drawn up. BTW, how long did they take to draw up your plans? And any news on when your land is being registered? Are you doing your landscape plans yourself ? Yeah with The Ponds you also need a 6mx4m directly accessed from a living area, from the living area and alfresco we have a 2.8m from the living room to the fence and you require at least 2.5m to lead into your POS of 4mx6m so we should be ok.. fingers crossed Our plans took 8 weeks to draw up from when we paid our $2k deposit, the first 2 weeks were taken up by the surveyor not being able to get onto our land, so really it should take a max 6 weeks.. If you look at this website http://www.theponds.com.au/downloads/fi ... 1Jun10.pdf it tells you when the land is going to be registered, its updated every Tuesday. Just found out now that our land registration has now been pushed back a month to the end of July. We're hoping to start building late August if everything gets through coucil first go.. I'm currently drawing up my own landscape plan as I write this, its quite rewarding once you see it starting to come together and deciding on what goes where... The hardest thing is choosing the different types of plants... We were told via Allworth that we get all but $50 back after we built. ( I think it is kerb insurance, if we damage the kerb or something.) We had to pay it on top of all toher costs. ( that wasnt throught allworth with the 20% either!) We also got a bill for pump to piers ( $ 680) which seems rediulous that it was not included in our $22000 site costs!! Plus we got a bill yesterday for gravel / mesh for our external pipes. apparently out soil was fill and not good enough! ( $550!) The office however is closed for one or two weeks shorter, not sure. Has anyone heard of anyone else having the problem of Allworth failing to include the carpet and tiles in the contract for the Concerto package? It wasn't included (not that I noticed it at the time) and they haven't charged for it, only the alfresco but now they are saying it's not their responsibility. I am happy to pay for the floor coverings, it's not like I want them for free, but I remember sitting in the office of the sales guy at Kellyville and he said there were two ways to bill it and he was trying to work it out. The problem is I need to be able to move in right away and hanging around for flooring after will be a massive pain. My theory is though, if the sales consultant made the mistake once, he might have made it another time, and since this would make my job of negotiating with them a whole lot easier, I just thought I'd ask. We are currently at the roof tile stage. Allworths site costs and basix costs have been fairly reasonable. Ours were fixed site costs and we havent had to pay anything extra. I know some others have had to pay for removal of excess dirt but we havent, they said it was included in our site costs already. The standard pantry isnt a corner pantry however we changed it to become a corner one and we also extended the bench along the back wall. From memory I think that was about a $500 change.
