We bought land in kellyville ridge last August and it has been a waiting game! Allworth have been pretty good but it just seems to take forever to get anywhere! I understand there are soo many people building at the moment. We signed our offical contracts ( Had to sign back to front as we wanted the government grant in time.) two weeks ago. We then have chased the bank and are now waiting our 20 days until we can start building! ( Fingers crossed it will be 20 days - reports are it will be longer!) Allworth were brilliant at the Homeworld Kellyville. So helpful and nothing a bother. Once we were passed on to the staff at Head office communication slowed, but overall we have been very happy with them and would still reccomend them. I find myself driving around and just looking at all the Concertos being built and looking at there colours etc. It really is an exciting time. Like many others i would love to see some interior pictures it at times is so hard to visualise! Anyone have any interior picture they can share? Anyway just wanted to say Hi and wish everyone luck with there building process whatever stage you are at. Cheers Mel Re: Allworth homes 8Apr 05, 2010 4:58 pm From what i have seen around the Illawarra and Shoalhaven area, Allworth are by far the fastest project builders around, once the actual build starts anyway. If i were inclined to build a project home, i would probably go with them. What's this 20 days you mention? Our plans have been approved by Council subject to some condition on the CT so we are waiting on the engineering plans for the foundation, but I am now wondering if there is going to be another wait coming? What do the 20 days come after and relate to? Estrela81 Now Building the Allworth Concerto in Spring Farm http://apollolandinginspringfarm.blogspot.com/ Re: Allworth homes 13Apr 28, 2010 4:40 pm Don't worry I found out the answer by chance today when speaking with our CSO. We have a week or two until engineering and construction certificate are ready, then we are back in for signing, then 14 working days for the letter of commencement and then the 20 days to start construction. No hope that we will be hosting my Nan's 80th on August 21 which is right now 16 weeks away. Not happy, let me tell you. Estrela81 Now Building the Allworth Concerto in Spring Farm http://apollolandinginspringfarm.blogspot.com/ Re: Allworth homes 14Apr 28, 2010 5:54 pm We probably will have our plans and colours finalised by mid June. I am curious to get the building contract signed by Allworth before the FHOG boost of 10K expires by 30th June. Land is expected to register in July/August now Does anyone know if the builder might be able to do this? the CSO we spoke to 2 months ago said this should not be a problem and the building contract won't mean anything until .... (i forgot what he said). Does anyone know in what circumstances can I not enforce the contract here and still sign before 30th June? I will be speaking to the CSO regarding this as well in the next day or two once I get the detailed tender after the survey being done this week. ------------------------------------------------------- http://homeinkalina.blogspot.com Enjoying our new Concerto with Allworth Homes in Kalina, The Ponds Handover - 28/06/2011 Re: Allworth homes 16May 31, 2010 7:40 pm Hey, What do you think are important upgrades both structure and inside to boost resale value? Is there somethings that must be upgraded with Allworth homes? __________________________ Building the Concerto with Allorth Homes @ The Ponds Our blog Noddy @ The Ponds http://noddytheponds.blogspot.com PM me re Landscape Plans Re: Allworth homes 17Jun 04, 2010 12:53 pm noddy09 Hey, What do you think are important upgrades both structure and inside to boost resale value? Is there somethings that must be upgraded with Allworth homes? Hi Noddy09, I checked out your blog and we have "exactly" the same Brick (pearl grey), Roof (mocha choc), Gutter (jasper) and Fascia (paper bark) Scheme we. I dont have render.. which part of your facade gets the render? was this a ponds requirements? Anyways I'll let you know once the bricks and roof is up that way you'll have an idea of what the outside of your house would look like.. My Slab is down and frames are getting delivered next week. with this weather who knows?? we are building the Cadenza but changed the layout so looks nothing like the original plan. In my opinion items to get good resale value: Kitchen Upgrade: - K1 option long 3.5 metre breakfast bench Oh YEH!! - Caesar Stone Bench Top I think the above 2 will give good resale value everybody loves a nice kitchen. we are getting 'glass splashbacks' once the house is complete as allworth does not do this. we also upgraded the stove to the 900mm, got the bulk overheads for the overhead cupboards. - Built in wardrobes (not getting allworth to do this more value for money if someone else does it) - Ducted Air (allworth price is far too much again after the build is finish I'll get my own people to do it) - High Ceilings, I got 9 foot ceilings or 2700mm many people will not agree with me with this one, but personally I think it will open up the house and make it feel a lot more spacious than it is. not cheap though but my wife and I always wanted high ceilings for our house. I also upgraded to Termimesh. this is not standard on the priceleader range. I was considering the sarking for the roof but did not end up getting it. BTW, be ready to spend some extra cash once they level your land and dig out the holes for your concrete piers. Its costing me between $1000K - $1500K to get someone to remove the Soil off my property. I have like 50-60 Tones of dirt and my block is pretty flat. Lets hope you don't have to spend as much as I do (this is costing me my brand new Plasma for the new house hehehe) cheers paul Building at Kellyville Ridge - First Home buyer 11/5/10 - Port-a-loo delivered hahahaha 14/5/10 - Land was scraped (NEED TO GET RID OF ALL THIS UNWANTED DIRT) 20/5/10 - Concrete Piers all 45 of them. 21/5/10 - Plumbing 27/5/10 - concrete slab completed Re: Allworth homes 18Jun 06, 2010 9:44 am Hey Paul, Thanks for the reply. I can’t believe we are using the same colours as you. It will be great to see it once it comes up. We are putting render on the bottom by choice as every home at the Ponds has 2 or more fascias, we didn’t want to look out of place. You are building the Cadenza that is very similar to the concerto, what did you change, do you have a floor plan? I think your right with the kitchen, glass splash back, ceaserstone and 9foot ceailing, i so wanted bi folds but it was 2 expensive so we are looking at other options.. I Think we got the Termimesh included. Yeah got to keep money for the unexpected... Good luck with your house, check out our blog, do you have one? What is the address we like to drive past! Thanks Noddy __________________________ Building the Concerto with Allorth Homes @ The Ponds Our blog Noddy @ The Ponds http://noddytheponds.blogspot.com PM me re Landscape Plans Re: Allworth homes 19Jun 06, 2010 10:40 am Hi guys, As far as upgrades go we did a few but they were more for our cormfort then resale. We have changed the kitchen layout, added a spa bath, upgraded our bricks, changed to downlights, put in a provision for a fan in our alfersco, upgraded the internal doors, upgraded the front door, upgraded the door handles ( really didnt like the standard ones) changed the hallway to tiles instead of carpet, added more powerpoints ( changed all to double) add a few dimmer and two way switches, added sound proofing to the media room, added pot drawers to kitchen, added built ins, added an extra shelf to the walk in robe, increased splash back, add gas heating through ducted air vents and ducted air con. ( yes a few were more expenisve few Allworth but we did it for convenience. As Paul said expect extra costs! We didn't and we upset we were not warned about them. We had to pay $5500 to remove soil, when we were told we had a flat block. ( that wasnt throught allworth with the 20% either!) We also got a bill for pump to piers ( $ 680) which seems rediulous that it was not included in our $22000 site costs!! Plus we got a bill yesterday for gravel / mesh for our external pipes. apparently out soil was fill and not good enough! ( $550!) We would of liked to know that we were going to be up for these costs, when you are building it all adds up! Just be warned! Good Luck with your builds! Ask for references and speak to them.
