I have been trying to understand the meaning and idea of Post Contract Variation with PD? What is it for? Does it incur further fees, penalties or charges (except the cost of upgrades)? Has anyone got an experience in having Post Contract Variations? Could you please describe it? Thanks, Antoxa Re: Post Contract Variation 2Sep 03, 2007 12:54 pm Hi Antoxa, we are building with Henley and have been advised to have all our changes or inclusions selected at the colour appointment and correct at/by our tender meeting (which we have in about 2.5 weeks.)
Any changes made after the contract has been agreed and signed will incur an administration fee as well the charge for the actual change. Some builders charge between $500 -$1000 per variation to the contract as administration fees. So i recommend you dot all the i's and cross all the t's before you sign your contract. We built with PD and had about five post contract variations. There were no additional fees other than the cost of any changes to materials, etc. These varitations describe any agreed changes to your house that have been made after the contract has been signed. Some of our changes included: adding privacy locks to bathrooms and toilet, adding more powerpoints, change feature tiles for ensuite, and changing two kitchen cupboards to pot drawers - all at cost price. We had a no cost variation of altering the way our garage access door swung. Remember that there are no structual changes after you sign the tender. Tony mentioned that no structual changes can be made after you sign the tender, but has anyone managed to get one done (with PD) and pay the associated costs? We had our tender appointment a few weeks ago and after seeing a friend's place we now want some bi-fold doors (structual change) in our rumpus to access the alfresco. we were told that no structural changes with PD after tender either... but we had to change some of our structure of the house (after tender) due to estate covernences, but didnt incur a cost to do this ...but i'm not sure if they did it only because it was to comply with estate guidelines.. maybe ask ur CSR and see if bi-fold doors constitutes as a structural change? cant hurt to ask... good luck! They were the result of covenant/council requirements and PD knew how upset I was over it so they let us change it. The did not charge us anything extra.

The official line from PD is that if any structural changes are made after tender then they would need to re-engineer the house and re-do the 5 star energy rating which is at a further cost and will delay start dates even further. We've got two sets of sliding doors instead of bi folds cos finacee didnt like the "flimsy-ness" of the bifolds...as much as i love bi folds, they have more of a "woah" factor that all display homes use to "suck" u in...hehe
maybe look at the bright side, and at least u wont get flies inside ur house with bi folds open during summer.... It seems very clear to me that your contract states that a security account does NOT need to be established so the answer to the builder is NO.
