Building Wizards castle - PD Francis 29 – Inspection results 410Oct 04, 2010 9:24 am We had an inspection Friday afternoon and I’m not sure how I feel... So firstly, all is going well, the painter was there doing his thing, he should be finished by Wednesday. The best thing about the painter doing our house is he doesn’t spray, and he is going to do 3 coats instead of 2, so we are getting an upgrade for nothing, not that it bothers me too much as we plan to repaint in a better colour and with better quality paint after moving in anyway, but it means we might do it latter rather than sooner. Here are some photos, when these photos were taken they had only done a coat of undercoat on both ceilings and walls. Now to a couple of things that have troubled me somewhat. So we are standing there talking to our CSA about how things will progress from here, thinking that we are probably 6 to 8 weeks away from getting keys (worst case), and our CSA comes out with ‘I hope to have you in by Christmas’. Sorry? The bricks held us up about 5 weeks, not 3 months. We are assuming that he is just painting a bleak picture so that when it does get finished in a month or so we aren’t disappointed. At the end of the day, I don’t care how long it takes them, our 20 weeks is up today, so from here on in they are paying us liquidated damages, which we have been told is paid to us in one lump sum at completion (more funds for decorating and landscaping), they can take as long as they want, just as long as it is done properly. So now on to some issues, and here is where we would appreciate your opinions please. The gaps will be filled with strips of aluminium, now I’m not as bothered about this one as it should sit flush to the window frame, but it means the windows will be off centre, which I don’t like. Really unsure what to feel here, or where we stand. Other than that, everything else is starting to come along, we were there yesterday and so was the painter. He told us that he has to be out by Wednesday (I think PD are riding him a bit), he was saying that because the bricks aren’t being cleaned till Tuesday, he can’t paint outside until Wednesday, (the day he needs to be out). Feel sorry for the guy, I just hope he doesn’t cut any corners. Another interesting thing that happened when we pulled up at the house yesterday, as we were driving up our street, we saw a guy walking across the road with a long plank of wood then walk back across, as we stopped at our house, he came out from behind our temporary fencing. When we approached him and asked what he was doing, he said he was taking some of the wood off our rubbish pile, which was crap. We told him to stay off our property and to put the wood back that he took, which he did. The guy was a landscaper working on the house across the road from us and they were using the wood for the garden. My girlfriend went past there this morning and said that they had been back to take more stuff after we left because she could see the stuff they took in the garden. I rang our CSA this morning and gave him the heads up and he said that when he is there this afternoon he will have a word to them. Not sure what to say about the window issues They are things that others probably wouldn't notice if they visited you but YOU know it's there and it would always bother me knowing that it isn't quite right. Then again, is would another big song and dance. I would be finding it hard to have the energy to fight another issue after "the brick saga". Thanks RF, we agree, it’s not the rubbish that concerns us it’s the trespassing. Rubbish or not, no-one has the right to go onto our block without permission. If there was a pile of new wood there I’m sure they would have taken some of that too, rubbish or not, STAY OUT OFF OUR LAND!!!! As for the windows, I don’t know that I have the energy either, I do want them fixed though, we paid for new (undamaged) windows, so that’s what we should get. We have spoken to a few people who have built and it seems that it is rare for them to be replaced, sticking a strip over the top of it seems to be common practice. With regards to the windows; one of the windows on my house has been really bent in the track so that it doesn't even open and close properly (I don't even want to know how the tradies managed to do that ). I've been told that the manufacturers will come and do a window "service" prior to handover. If I'm not happy with their conclusion I'll be taking the matter further. So I suggest you wait until the "rectification" is done prior to taking it any further but of course if you're not happy with the outcome raise it with your builder and see what they will do (there's no harm in asking right?). But we will see what happens. grom40 Loving the paint color too Thanks, it is a little too grey for our liking, but out of all the colours we had to choose from, it was the best. Neither of us like colours that have a lot of yellow in them, so that meant we weren’t left with much to choose from. When we re-paint we will use a colour with more of a beige tone to it, slightly more yellow, but not over powering. But yeah, it looks good in person. One of our sliding door was dented/bent at the bottom rail and the door was hard to close and I thought they need to replace the door but it got fixed and now you wouldn't even notice that it was damaged in the first place, so don't worry to much as I'm sure they will be able fix it and make it look good. If the gap caused the window to be off centre a bit so as to make the bricks line up then IMO I would prefer that the bricks line up as crooked perpend especially where the two walls meet looks ugly. We had issues with our back neighbour. Our builder put fence posts in, so they could put up our fence, the neighbour took them down. Then the builder put the whole fence up, the neighbour took the whole fence down. It was really starting to annoy us, especially the fact that they were touching our property without discussing it with us. Thankfully now, everyone's happy.
