Browse Forums Building A New House 1 Mar 16, 2010 9:46 pm Hi All: I have a 700sqm land and would like to build 2 units (both to have 3 bedroom + study and double garage). I am thinking of putting 1 at the front and 1 at the back. However, I heard people saying that its very hard to get the council approval for a double storey unit at the back. If I build it as a single storey, I won't be able to get 3bedroom + study + double garage. Now I am looking at the duplex, I am not sure about the noise level you would get because of a common wall in between. Please tell me if you lived or living in a duplex home at the moment. Re: Building 2 units, Duplex or not? 2Mar 17, 2010 7:55 am I think the divideing wall has to be double brick fire wall - so you wouldnt get noise travelling between the common wall - on the other hand you can get noise if the windows or doors at the front or back are too close together. If possible I would have the double garages in the middle so the front doors are further apart and more private. Personally I would rather live in a duplex than a dwelling at the back of a property - I think you will find most people prefer haveing their own street frontage - better than looking thru your front windows at your neighbours back fence and also easier for visitors if they can approach your front door directly from the street. Built before rules and regulations were put in place I guess as the walls were paper thin! The neighbours had regular domestics, it was not a nice house to live in. BUT, in this current time, with the double brick fire wall, I don't think it would be so bad. With the size of the block, and having two units, I think they would end up being pretty close together even if it wasn't a duplex? Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11035 Give Jonathan a call.
