Browse Forums Building A New House 1 Mar 16, 2010 9:21 pm Hi everyone! I've been lurking on these boards for a few weeks now and so it's definitely time to start my own thread about our build! We settled on a block of land at Mona Vale on Sydney's Norther Beaches late last year and have decided to build with GJGardner. Just finalising our plans now - not sure what comes next tho! Sales rep reckons we could potentially be starting the build in 3-4 weeks time (if we can do compliant development) BUT I think that's overly optimistic. I'll just settle for some time this year - you know what they say - expect the worst, hope for the best, right! Anyway - here are our latest plans. It's not an ideal location for a bedroom but it was a bit tricky trying to squeeze it in with the other two - we have a very long narrow block. Re: Max and Oscar's new house 6Mar 17, 2010 12:11 am hi max, just a couple of things. Perhaps the master bedroom door opening and WIR door. Can you move the WIR door along the wall a bit so that when the Master bed door opens it doesn't actually cover the WIR door. If you have your bedroom door open, effectively it will close off your WIR, not really ideal. You can move the internals accordingly to accomodate. also, there is something strange about the ensuite, I'm not sure, it's probably the configuration, there must be a dozen ways to lay out an ensuite, perhaps check out the display home and see if it looks ok to you b4 you sign off on that one. I def think you should try to link that bed 4 to the bathroom. maybe even just give it it's own door to the bathroom like an ensuite effect, call it the "guest room"... not sure, just think it's odd coming out from kitchen like that, maybe in real life it looks fine tho??? Saves grandma trotting through the family areas naked in the middle of the night..not fun for your teenage guests up partying..(yes, baby will one day be a teenager!) That way you have a 4 bedroom home, rather than 3 beds and a study.. and granny can keep within her 'guest room' I see a lot of people are ditching lounges for theatre rooms.. I see you have a lounge...is that where the tv will be? if so you might want to move windows ..so you have 2 either side of a 'niche' rather than stacker sliders, one large picture window etc etc so you can put a large tv in there one day (if you cant afford one now etc in the niche) and have some comfy seating rather than just a couch and 2 chairs etc just be aware re window/ door/ wall configuration for that in the future if you dont want it now etc (your tv might be in the family room..but later you might want those said teenagers to be walled up in the lounge only and not spilling into the family room etc) looks great, have fun building..will be watching with 'great excite' nicky Re: Max and Oscar's new house 8Mar 17, 2010 11:29 am hi Max & Oscar, Welcome to H1! Complying development is a new (well about a year old now) set of guidelines for building, designed to speed things up through council. Essentially its a set of "rules" that either your house meets or it doesn't. If you meet all the rules you can go through complying development, if you don't (its pass or fail), you either have to change your design so that it meets the rules or go through council. If you do meet all the rules then a certifier (Principal Certifying Authority) can approve your development (in under 2 weeks) rather than getting a DA through council. Kiwi ~ Yup we have two windows on either side in the TV / lounge room and our LCD will go in the middle. I'm hoping to avoid TV's altogether in the open plan / family area. Might not be obvious on the plans??? Arrgghh I'm worried about that 4th bedroom now. Off to google *cavity slider*. (dont know what it is called in oz) im the same re tv in family room..I only want it in the lounge and the family room is tv free. So we can have dinner in peace around the table etc and not be tempted to turn it on. good luck, exciting!!! love the plan though...can I ask how many sq mets it is ..ie 260, 280 sq etc not the small number you guys have! The pic has omitted the garage but it comes with a double garage I have changed it a bit....bed 2 and 3 has a walk through study (play station room) with double doors into a media room (second lounge) I have a computer cupboard (wall of bathroom) where the sofas are opp the kitchen..? what is that? have totally changed all that space (taken out the door leading into the kit etc waste of space and have a door now down the hall to bedrooms..where you need it, kitchen has been enlarged where the other sofa was.. viewtopic.php?f=31&t=23845&p=434478#p434478 this type of kitchen page 4 of this thread etc) swapped the family and dining rooms over. big stacker sliders opening up that whole north facing wall. (no alfresco but will bring the roof line down to the corner of the master...wee space there for a table at least) a few others things I have changed too....as I dont need 7 bedrooms...and ONLY one lounge will try and scan my plan that I did to show you if you want. we have an acre of land, but have to sell our home first to be able to build on it. we have 5 kids (although one is due to leave I hope soon..he is 19 1/2...there is a use by date on kids...it is about 16 ) so will prob have 4 at home for a bit later I want to lock the door down the hall to the bedrooms, put french doors (for access) in bed 7, and have that as a kitchen (will do plumbing in wardrobe now) dining/ lounge space . 2 bedrooms and a bathroom and it can be a self contained flat.. so I can move out if they dont! anyway, I digress from your thread...what will you do re bed 4? semi ensuite is a goer??
