I checked my WA HIA LUMP SUM BUILDING CONTRACT. Clause b (ii) refers to item 11 of the SCHEDULE OF PARTICULARS: Additional percentage allowed which has a blank %. Terrible ! I recalled running thru with the CS coordinator every page, but strange I missed this. Must be having so many documents and pages to sign, the last few pages got hurried. Will be keen to hear more from your HIA and legal counsel. Thanks for info. As I said, the actual $ for PS already includes the margin but this clause should state what margin they can use - so important to clarify as for PSums you are entitled to see the actual contractors invoice and then add on stated fixed margin. If blank to me, could mean there is zero margin or, they write their own ticket! I have requested clarification on this point last night and will post repsonse I get. I have also been advised at this late stage (after slab went down) that the bricks we selected are unavailable. They have only had 9 months to organise it! Re: Building with Plunkett Homes Perth 145Aug 20, 2010 6:38 pm Oddly enough my wife sent an e-mail to Midland Brick last night querying the availability of the brick we selected after Plunkett said it was at least 3 months until the next batch may become available. Miraculously this morning I get a phone call and e-mail from Plunkett advising that the bricks were now available and later in the day an e-mail back from Midland Brick to advise that the bricks were available. I don't know what is going on over there, but just glad that we don't have to reselect our bricks...! Cheers, Wrexy. We had already done the major site works and we now have a sand pad and its all marked out ready for the slab to be poured in the next couple of weeks (fingers crossed). We are still finding out things that we agreed in the prestart meeting are not finalised, our essastone benchtop colour only comes in 20mm and 40mm rather than the 30mm discussed. The bathroom benchtop colour can only be done in squareform rather than tightform (apparently there is little difference in how they look but its an additional $400 to get the squareform in addition to the $400 or $500 we already paid to upgrade to tightform). I'm guessing this is normal when they start placing orders with suppliers?? Hoping there arent any other additional costs. Communications with the SS have been excellent so far, I believe we will get a different SS once the slab is poured but not too sure how that works. Wrexy, hoping our bricks are available when the time comes too and hoping for a smooth build and that the worst is over now the paper work is done!. I received a reply last night, apparently Plunkett don't have one fixed margin they apply across the board and each and every item that maybe subject to a PS may attract a different margin ranging from 7% to a maximum of 25% thus reason everyones is blank. They are providing me something in writing to this effect. On the one hand seems reasonable enough e.g. only apply limited margin where they incur limited cost / overheads / effort on the other hand, nothing fixed. What are other peoples thoughts, especially those who have progressed further. The only PS in our contract relate to the site works which due to our hills location are big ugly numbers. We had a pleasant suprise last week, when all of our provisional sums were worked out, and we received a credit back of just over $5000. Good to know, they do accurately cost the provisional sums, and not just charge you the full amount. The feedback, or even protest PH got from owners on brick shortage must have escalated to whoever in their organization with sufficient clout to do some arm twisting with MilandBrick to re-allocate bricks to PH's clients. I think this so called brick shortage situation could be avoided if the resposible depts in PH and MB organisations have reguar demand/supply reviews to ensure protection of their needs through a min reserved inventory level. I would imagine PH in their supplier management program will aggregate demand for each type of material from all current home contracts. In this case (bricks), current demand plus projected demand (no home contracts yet) can flow to MB for confirmation of supply. At any time, if there is a potential supply shortfall, PH should be alerted and given right of first refusal to secure stock, or in turn notify home owners to work out other options. In my previous profession managing supply chain operations, select high tech electronics components under severe supply constraints have been allocated without disruption to major OEMs. Hence major builder, PH is one of them should leverage their buying power, and secure priority over other smaller ones. Back to my case of brick shortage, I have to choose another type and pay for the variation, albeit smaller than usual - a compromise. I have about exhausted the compromise goodwill... Cheers, AG Re: Building with Plunkett Homes Perth 150Aug 22, 2010 3:33 pm Hi guys, Among some anguish and frustration over past few days, nice to hear some positive outcome too: fulhamfc - Getting the back of kitchen breakfast bench to have the same facing as cupboards. alexjohn - Receiving credit of 5k from PS wrexy - Getting the facebrick you originally selected. What I learn from the postings and my own encounter is that we got to monitor the build closely ourselves, if not we can expect surprises. I just received second progress payment for SLAB completion. I measured the slab dimensions. Found 1 dimension not conforming to FLOOR PLAN drawing. Not so straigt forward when refering to floor plan, which shows internal dimensions to be brick-to-brick, where as slab includes thickness of internal brick wall. I could be measuring incorrectly. Will have to alert to my CS coordinator or SS to verify, before making payment. , so perhaps now it's time to get some education. Same as Alexjohn, we have received some credit back from the provisional sums. Just a quick update, we just had our ceilings installed yesterday. Next will be door, window installation and we will be at lock up stage! Things have been progressing fast for us. Tradies have been in and out everyday, and we are happy with the the quality of their work. Surprised to see a VO and revised engineering/survey plan showing SOAKWELL. Per VO, builder provide ony spoondrains, and we have to install soakwell 1800x1500 after key handover. During pre-start we did ask about soakwell, but was told it may depend on Shire requirements, not absolutely mandatory. Now got to source around to find a contractor. Another $$ to add to the cost of build, it never stops, cost just keep creeping in. Any recommendation or advice on soakwell installation? Thanks. Window frames were there a couple of weeks earlier. All ready now to start bricking, most likely late this week. If not, will be early next week, just in time when slabs are fully cured. Things should start to get busy now... Interesting to see so many houses in my neighbourhood at various stages of build - Right side: house at lock up stage. Opposite: Roof cover completed. We got our soakwells as part of the site works. We have just reached lock up. Cabinets & tiling are coming in next week. So far the tradies have been really good. One internal door can't be hung up as the door frame was misplaced, but the site supervisor said it will be fixed. If you ask to see the invoices they may show them to you, at which point you can determine the margin. Some builders are in denial about charging a margin and whether a client see's it or not, whilst i won't openly tell people our margin, i don't deny that we put one on the works we carry out.
