Browse Forums Building A New House 1 Mar 15, 2010 2:13 pm Hello all, my wife and i are considering building a new house however i wanted to get a rough idea on what it 'really' costs to build. A house that is $180k on paper i figured a budget of $300k to complete with site costs, driveway, lanscaping, outdoors area, aircon, some upgrades, essentially everything required. Would that be to high or to low? When i see the house and land packages, despite them being the same cost as my above budget (ie $650k house & land vs $300k for house + $350k for land), the houses are not anywhere near as nice. I wonder if i am not factoring in extra costs or are the home & land packages a bit of a rip off vs buying a block and choosing your own builder/home. How much should one calculate the costs for a flat block around 400m2 - 500m2 for building a complete house? If a house is $180k could it be completed with $50k extra if kept close to the 'standard' inclusions? Re: Total Build prices 2Mar 15, 2010 2:22 pm As I understand it the house and land packages are there because they have done a soil tes so they know the fixed site costs. Buying a block you are uncertain of the site costs until the site inspection has taken place. Site costs can vary greatly between builders too. Most house and land packages are priced for the specs as is. So any upgrades need to be added still. ie you are buying the spec home not the display home. If this helps our base price is around that and our final price is around 315k and our end build is excluding landscaping and fencing but including basix, driveway, alarm, a/c, floor coverings, electrical upgrades, tiling upgrades, plumbing upgrades, kitchen upgrades without the stone benchtop, paint upgrade, alfresco with concrete, bushfire upgrades, insulation upgrades. We will still need to get ceiling fans, window coverings, fencing and landscaping. So depends on what we do with all of those things to add to our final price. You could easily do it for the 300K just limit the upgrades. Re: Total Build prices 3Mar 15, 2010 4:22 pm House and land packages vary enormously - some are flexible and let you choose upgrades/ modify floor plans etc - obviously this will bring up the cost just as upgrading on a house built on your own land will. But some are very inflexible - exactly floor plan x goes on block y and you can change nothing and choose standard inclusions only. What is included also varies - you have to read the fine print carefully and remember that things are included which your house price alone does not and you will need to pay for afterwards anyway. We did a house/land package which I felt was good value - land was sold at discounted price and package was very flexible - we could choose any of builders floor plans to go on any available block and then modify plan/upgrade whatever we chose. Site costs were fully fixed. We paid a $2000 refundable deposit on the land subject to signing a construction package - we were then given a fixed house price which factored in structural changes such as higher ceilings/ kitchen re-configuration etc - if we declined to go ahead at that point our money would be refunded. This price was totally fixed - then the only increased changes were changes we chose to upgrade at selections - upgradeing tiles, tapware etc. Our package included driveway, perimeter paths, rainwater tank. floor coverings, stormwater drains, clotheline, fences etc. It also included the flexibility to take inclusions out - we removed air con and landscaping from the contract so we could do it ourselves. We have been happy with the standard quality of so many things in our builders range along with their standards, that really the only things we have spent extra on are 2 x bi-fold exterior doors, 1 x bi-fold bar window and refrigerated air con... however... the base price of the house was $225k so you would hope that their standard range and inclusions are great! Depends.. Very. Our base price was $236 and to build came at $374... However, we did quite a few modifications but contained ourselves in some areas (had to forgo high ceiling upstairs, did not put a fireplace, abandoned an idea about a balcony-terrace etc)...
