About the things you want do by yourself after handover: My advice is include tiles, carpet and cooling through Henley at the time of contract, submit that contract to the bank for valuation, then delete all these things in post variation contract. so you get the loan including all these things which will be left over at the end to cover it later when you do it yourself. Thanks Sharad Hi Which bank you gone through as I ask westpac and they told me that they will check each stage before releasing the money. So I didn't include anything in from Henley and have already sign the contact upto what time I can do the post variation changes? As I haven't put loan for home yet and I can put the loan only after the land releases do you think will I be able to do the add and remove those things now? I haven't done this add and remove thing but he is the one who suggested me this. I am not sure what they check at the time of each stage, whether they check only structural things or anything in detail, that you have to check with your lender. Some major builders they include these extra bits in the contract as ALLOWANCE to include it in the loan to carry out anything which you want to do after handover. In those cases it works properly as far as I know.. BUT Henley does not include any allowances in the contract, so we have to do some tricks i reckon. I recommend you do your research and see how you go.. I just gone in and saw your house its really nice, the colour combination and the flat roof tiles looks good. We went around the house as there was no temp fence and had a look through the laundry we opted the same option looks good. You mentioned that you had done SOHO kitchen we did the same but only the top cupboards and no pod drawers. The best thing I would say is the sliding timber doors I really love them and they are standard. On the whole the house just looks beautiful. The CSA are allocated by region, if you get a good CSA best to try to keep her as ours up to date have been not very useful. You know it's done if you see about 5 big holes (or more) on your land.
The final drawings are not done until contract are signed. Then there is the "working" drawing which is the FINAL drawing your house will be build from. Make sure you go through the contract drawing (which they should send to you 1 week in advance) with a fine tooth comb multiple times prior to contract signing making sure every little details is correct including your names!!! ( it took about 5 times asking to get my wife's name corrected). You can ask them to email you electronic copies while waiting for them to post it in the mail. This means you can have an electronic copy for reference. My land is ready to have soil tests at the end of this week and our tender is booked for the 20th of April. Will they give us the contracts to take home after tender to look through or do we have to wait for them to send them out? Once you pay the initial $850 deposit and your land is available for soil testing let them know they will get it tested prior to tender. The next stage after initial deposit is the colour selection then tender. At tender the will give you the total price of what it will cost to build the house. There should be no extra charges (except provision for rocks) from this point. You can then walk away if you can't afford to build (and obviously lose your deposit). You will have to pay the tender deposit amount to make up 3% deposit (if this has not change or I have forgotten). After tender they will draw up everything that you have agreed to at tender. You then come in for contract signing. NO backing out from this point. You will also need to pay the remaining to make up your 5% deposit (if this has not change or I have forgotten).
