The next stage after initial deposit is the colour selection then tender. At tender the will give you the total price of what it will cost to build the house. There should be no extra charges (except provision for rocks) from this point. You can then walk away if you can afford to build (and obviously lose your deposit). You will have to pay the tender deposit amount to make up 3% deposit (if this has not change or I have forgotten). After tender they will draw up everything that you have agreed to at tender. You then come in for contract signing. NO backing out from this point. You will also need to pay the remaining to make up your 5% deposit (if this has not change or I have forgotten).
