Looking for some feedback, Positive or negative.
My modified Plan centered on getting the Theatre right for me.
Entry to to the Theatre had to come from the side, so that I could eventually have a 2 tiered seating at the back. The screen at front and seating at back needed to go the whole width of the room. The Theatre got pushed out to 7.1m in length rather than 4.3m, and double cavity brick all the way around.
The rest of the house was then centred around how to fit in an increased theatre with the rest of the house.
Garage, Study and Bed 1 got increased by 1 - 1.3m in length. Hallway to Bed 1 now widened to have Double Door Entry to Bed 1. WIR to Bed 1 substantially increased in size, door added to Ensuite and Bath wall bricked up.
Next was the pantry, gone up in size to 3m x 2m with sliding door. There's a FF / FR recess in there with Vent, to hold our 2nd Fridge and bar Fridge (this will be increased to 1.4m in width rather than 1150 on plan). Wanted these (Fridges) hiden away because to put 3 Fridges / Freezers on show, to me, smacks of too much bling.
Bed 2 increased substantially, its around 16.5m2 now with a Triple sliding Robe (rather than 2)
Laundry got reworked to have a massive Walk In Linen and Broom Cupboared added.
Bed 3 Robe is now in a recess, increasing bed size by 0.7m in length. Bed 4 (spare) remains the same size.
Amendments to the Modified Plan
Plan as posted is to suit 17m Wide Block. If I can get my hands on a 18m Wide Frontage, than an extra 1m to be added to width of garage and about 0.5m more onto Theatre.
Theatre to have a -2c stepdown in the whole of the room. Plan shows a 2 x tiered coffered ceiling at 34c and then 37c. One of those to be removed saving me $4,500. Ideally the Theatre would have been 37c and then Coffered Ceiling to begin, but the increase in Ceiling height would have added substantially to costs and altered the roof profile. Instead I've gone with sinking it at -2, plus normal roofline of 31c gives me 33c in total. Recesses at right of Theatre are 20cm deep for future custom made DVD / Blu Ray shelving.
Ideally in the Theatre I would have preferred no windows whatsoever, but council will not pass. The doors to Theatre to be normal double door entry. I plan the room to have curatins all the way around, eventually, that will hide the window and the shelving.
Other changes to be made.
Double door entry
Family & Dining to be given extra 0.5m width.
Recess in Family to be widened by another 0.4m and pished 0.5m towards the Aldresco.
Problems / Wish List
Entry is long, might break it up with some Coffered Celings
Would have liked a larger Alfresco but with the plan as is on a 576m2 block and assuming i do get a 18m wide frontage, I'll only have 2m from back of house to the fence. House should be across from park though and block is 65% build ratio.
Would have liked Toilet in Bed 1 to be reworked as a Poweder Room or I could have fitted a 3rd WC in / around WIR or Pantry, but had to stop somewhere on price.
All these additions are costing $80K. Thats getting me an extra 60-65m2 house, Thickened windows with build in tint. Solid Core Corinthian doors through out and Skirting Boards.
It would have been nice to have a solid wall along the Activity, where the open Basin and toilet are. Still not sure on this and may rework the area in a revision.
Closing off
I would've like a triple garage, but no block will accomodate this nowdays, considering the size of the rest of the house.
I've tried to future proof it as much as possible, I plan on the is being my last home before retirement, I'm 37. But this I mean, a Theatre I can get 2 x tiered seating in, plan on having 10-12 person capacity. Storage space and more storage space. A couple of large childrens bedrooms because I'm sure they'll be living with us a long time before they can afford a house.
Children are 3yo & 4months, both girls.
Would have liked 34c Ceilings throught rather than 31c through Entry, Theatre, Family & Dining & 28c through the Kitchen Hall & Bedrooms. Again, had to stop somewhere, as price is starting to spiral out of control.

P.S. Did build a 355m2 Single Storey House 7 years ago. But sold it within 1 year. We got the plans wrong and regretted having Formal Dining & Living areas. It was our first build and made too many mistakes
