Browse Forums Building A New House 1 Aug 30, 2007 3:19 pm Hi,
Sorry for the basic question but what exactly is the lock-up stage? Obviously I know it's when the house can be "locked up" - so that means doors, external walls, roof and windows - but what else is there? Does it include the plastering (and therefore plumbing and electrical)? What about cornicing/skirting, kitchens/laundry/bathroom, elecrical fittings (powerpoints etc.), taps, tiling, flooring etc? I tried looking around on the web to see if anyone had a detailed list of all the various stages and what's involved but couldn't find anything. Thanks After 2 false starts, a year living overseas, two more world trips and 3 years of uncertainty we are now starting the build process again - hopefully for real this time! Re: What is the Lock-Up stage? 2Aug 30, 2007 3:38 pm Hi Muzzman,
Lock up stage is exactly as you described it - walls, roof, windows, external doors, floor - everything needed to secure the place. Depending on the schedule, some builders will have some plumbing and wiring completed near lock-up, other will do that work afterwards. If you have a builder, or are thinking of one - ask them for their definition. Re: What is the Lock-Up stage? 3Aug 31, 2007 12:34 am Hi,
If you currently have a building contract it will note the definition in the stage claims/progressive payment schedule. If not, then refer to Perry's comment. Hope that this is of assistance. H Re: What is the Lock-Up stage? 4Sep 13, 2007 11:54 am Hi All
I found a link that helps to explain the steps involved in building. The site is http://www.electronicblueprint.com.au/ - have a look at the document for section 0 - planning and design. It's a bit technical but at least it's something!
