Browse Forums Building A New House 1 Mar 14, 2010 8:54 am Hi, The building of our new home is close to completion and we have received the notice for the final account together with the claim for practical completion. I drove pass the house yesterday and was going to have a look at whether they have fixed the defects from the last inspection. There was a short rain for about 15 mins while I was having my lunch at a KFC that is nearby. What I discovered is shocking, the water is leaking from the left side of the house. What should I do? Should I hold off paying them and request it to be fixed? Have anyone had a similar problem as me, is it a small defect or can it cause damage to the house, many thanks for helping. We had no downpies for a long time and we had a torrent of water coming down and splashing onto our neighbours house and running into their garden. It was fixed quick smart. I don't think the builder would be happy if the Council contacted them due to a neighbour complaint. Not to mention the ceiling inside your house where it's blocked and backs up, perhaps? Personally I would want to see that fixed before any payment. There is a down pipe connected there (Just further left of the picture). I think if it rains heavily, the water will go all the way back to the house. I would want it fixed before I paid anymore money. I also agree that it could back up and leak into the ceiling perhaps. Either way, the fact is that the guttering is leaking and I don't think it should be, so therefore it needs to be fixed by the builder. Iwonder if the downpipe is blocked? Perhaps an expert could give us some more advice? (the aus standard I believe is 900mm centers. So you might be able to use this as leverage with your builder if they don't seem to fussed about correcting the fall on your gutters.) The leaking gutter is easy fixed. It just looks like the silicon between the cast mitre and the gutter has failed. Its a five minute job to fix, just make sure they dry and clean the mitre before they re-seal it. But I'd be more concerned about why the water is ponding there and not falling to the down pipe. The first picture was taken on the first floor from the balcony. I think it is more than a meter from the mitre. Is it too far from the pipe so the water is not coming down? It does look a bit unusual to me with a gap in between, but maybe that's totally accpetable performance-wise. Anyone else that actually knows about this stuff? They fixed the leak, as well as the ridge cap and will look into the stormwater pipe. You guys were damn right and you rock. Grab a hose, insert it at the top of the inlet/down pipe and turn the water on and see where the water is escaping from.
