Browse Forums Building A New House 1 Mar 13, 2010 6:45 pm Just wondering if anyone has been caught on site when they shouldn't have been? I know everyone does it, but we had to sign a document saying we wouldn't go on site and now I'm paranoid. I'm assuming that's really just to cover their buts if you were onsite and got injured, you couldn't sue them, but someone that works for the company lives across the road from our block, so I'm always on the look out. Anyone? Re: Anyone been caught on site? 2Mar 13, 2010 7:03 pm Is this with a project/volume builder? We are building with a small independent builder and we can go onsite whenever we like...? I am down every day when he is, and isn't, there, and I am quite open about this, has never been an issue...? I really feel for you - it must be a yukky feeling having to almost 'sneak' around your own place... Building on the Sunshine Coast - Land settled 22nd July 2009 Building contract finally signed (after much deliberation on our part) 11th November 2009 Building commences 25th January 2010 - small local builder End of June - almost completed fit out 26th July - MOVE IN DAY!!!!!!!!!!!!!! Re: Anyone been caught on site? 3Mar 13, 2010 8:00 pm Stuff em, if no one is actually on site what harm are you doing? If someone is onsite just ask can you look around. I go onsite all the time and take photos and make many many complaints about all the things wrong. Imagaine I didnt go onsite! If they ask when the photo was taken I tell them. I also remind them Im paying quater of a million dollars to build this house so Im gonna look. Dont worry about it just enjoy looking at your home! Re: Anyone been caught on site? 4Mar 13, 2010 8:30 pm We had a key made to a back sliding door as soon as they were delivered - well before lock-up. Although we were living in a shed onsite, we were officially locked out. At handover, the SS asked how we were getting in - he said he always knew we were. Of course, we told the truth. I did point out that there were numerous occasions that a tradie or supplier/measurer would have had a wasted trip if I hadn't have been able to let them in. There really was no way I was going to be locked out of our build. It was on our land and the progress payments meant we owned what had been completed at any stage of the build. In a way, the SS's aproach was a bit like a parent turning a blind eye to their kids' misdemeanors. Anyway, all you need is a short time when there are locks/doors onsite and tradies that aren't watching your every move. It's easy to "borrow" a lock cylinder and then get a key cut and replace it. An alternative strategy is to pop a lock cylinder of your own into one of the outside doors - especially easy if you have aluminium sliding doors. No-one, especially tradies or SS, is going to bother chasing up why one of the doorlocks doesn't seem to work during the build...... Cheers zeke Re: Anyone been caught on site? 5Mar 13, 2010 9:41 pm We were never asked to sign such a document and we went to our site whenever we liked (like nearly every day ) Sometimes temporary fence was locked and we couldnt get in, this fence went around the whole development not just our individual block, but if we could, we just went on - if tradies were working there we just asked if they mind us looking around, no-one ever minded, was a complete non-issue A few things we noticed were wrong, like an outside tap in wrong position and we just rang supervisor and told him so -no drama, we just said we were there and we noticed it, didnt have to pretend anything about it. Re: Anyone been caught on site? 6Mar 13, 2010 9:59 pm With our last build we use to go in when there were tradies on site and would crack a window so that it looked shut, but you could actually open it, then go in after they had all left and have a good look around. Sometimes the tradies would go and check all the windows, but usually another one wouldn't be locked lol. The document we had to sign stated that no one without a blue card was allowed on site. I don't think our ss will care much as he's asked us to go and have a look at things on site already, but I still don't want to be "busted" IYKWIM? As my husband says, "it's our land, I'll go on it whenever I want" Zeke - didn't think of it like that, that we have paid and own the work already done... good point. Re: Anyone been caught on site? 7Mar 13, 2010 10:16 pm If im working onsite i dont care who comes on site its not my house untill they stand over you watching everything you do then i tell them that i cant work untill they leave most customers are nice people so i dont mind haveing a chat with me the worst thing is if they ask me can they come in i always say no i otherwise i invited them in and im responsible so dont ask just go in. Re: Anyone been caught on site? 8Mar 13, 2010 10:57 pm if we could have got in thru fence/door, we did. I didn't mind mentioning it to the builders in passing if I'd noticed something wrong etc. If they ever had the cheek to say to me we shouldn't be there I would have pointed out that had it not been for my $200K they wouldn't be there! and to shove off! but in reality, if I ever went there and tradies/supervisors was there, we just said hello, just seeing how things are going, we never had any problems... I think it's pretty usual practice. Go for it, if they see you there and ask you to leave, then you can decide on the day if you'll oblige... just go for it and be careful not to hurt yourself or break anything! Blue card, is a construction site card, people who work in a construction site should complete this course and get a card, prior to them going in. The builder is responsible for having measures to stop people with a blue card entering the site. So some builders, get you to sign a statement about it. Also, if you decide to look around, and you see tradies working, just go in, and dont ask them... if you ask, you will make them responsible. If you just walk in and say, i am just looking around. They normally wont mind. Fair enough as the builder doesn't want to be hit with an insurance claim if something was to happen to me or if I was showing someone around on site, unaccompanied, when I shouldn't be there in the first place. Also have my "green card" (needed for work, even though it is now white), so will just show that if anyone asks. Re: Anyone been caught on site? 16Mar 14, 2010 11:39 am We actually got told off by my SS for going on site while the tradies where there (Admittedly at the time it was the brickies and they where throwing their half bricks willy nilly if they didn't need them) But he said if we want to go through the house during business hours it's fine as long as he's there. Then he gave us a walk through explaining everything that was happening and what stage they where up to and when they expected everything else to be done. ---------------------------------------- Building the PD Lisbon 24 http://www.porterdavis.com.au/#homeviewer/lisbon/24 Blog of our progress. http://lisbon24.blogspot.com/ Homeone build thread https://forum.homeone.com.au/viewtopic.php?f=31&t=28665 Re: Anyone been caught on site? 17Mar 14, 2010 2:25 pm I got told off by my SS for going on site. But then again I was checking up on them because she promises to do things and then conveniently "forgets" - all good when the plaster goes on and the customer can't see it. Trying this building gig one more time. Re: Anyone been caught on site? 18Mar 14, 2010 8:50 pm They just don't want anyone getting hurt and sueing them. Just do it quietly and leave things as hey were after checking that their work is up to scratch. It is better to see the problem in the bdginning than to find it towards the end. The independent inspection for some builders is just something they say so do what you have to and keep quiet about it.
