I understand why some people would want to pay a queue sitter cause it would be very hard to not go to work for 4 days to sit in the queue. For this release there were 40 blocks and by Tue night there were already more than 20 on the list. The developers have increased the sale prices by $40 K since last year when we purchased and they are still getting this kind of demand. I am not sure why they dont move to a ballot system cause they say they discourage queueing yet they provide a camping area, porta loos , power and even pizzas. But as the sales office wasn't open at the estate they had the office run from shop in a Marina. So he (and others) had to spend a Friday night sleeping on a boardwalk with all the drunks from the pub and nightclub around the corner walking past. Poor buggers didn't get any sleep. I remember when I went to The Ponds to get the plans for the land released on the Saturday. That was a Wednesday, and the lady told me that a guy (who asked me if I was coming to buy a land actually before I entered the office!) was queuing since Tuesday! I was .......... The lady told me that it's gonna be hard to get a land on Saturday, unless I was ready to camp there! I just couldn't believe it, and back home started to write an email to complain about the process, they told me to write directly to the head office in Parramatta, which I did too... Well... my email was maybe unusual (on the funny side), but it helped me to get a land! I received a phone call on the day of the land release, Saturday afternoon, that was P from the sales office @The Ponds telling me that there were 2 lands still available, no corner lots... He told me to come quickly there to put a deposit on one if I wanted...15 minutes later I was there...reserving one! The land is flat, no restrictions, good orientation... There had been a misunderstanding with the people queuing, and a family, 3 people, all put their names on the list ...The sales people realised at the end that the 3 names on the list were for 1 block only...so there were 2 left! Thanks to P, who told me that he called me straight away because he could feel my frustration in my email... We also know some people who got a land without queuing, just going to the office very regularly, and check the blocks that come back to the market... So, yeah, if you really want a block there, there are some other ways, but I personally find queuing for 5 nights not very human... We've been visiting The Ponds office a few weekends on a regular basis before we secured our land. We bought ours on a Saturday afternoon (on the day Lorius 1 was released) and eventhough we could not get our first two picks, we've got the third pick. I'm building in Kellyville Ridge, one street away from The Ponds, and I have to say I think the current prices are crazy! Once they release more land closer to the reserve around the proposed lake, I'm sure the best lots will be 400k +. Any pockets that become available, close to the city, are small blocks for big $. There are only a few areas of cheap land available basically the South West about 1 hour from the Sydney CBD (Prestons, Campbelltown), North West about 45min from the city (Kellyville, Rouse Hill), the West about 1 hr from the city (Penrith) and the Central Coast about 1- 1 1/2 hour from the city (Gosford, Wyong). So for the $ for the size The Ponds- Kellyville Ridge is one of the best value for money on a block with average size 500sqm. For the $ it costs to build in The Ponds you would be able to buy a 20 year old house in near by suburbs. Lifestyle is also a factor, there are lots of parks, cycle tracks, recreation areas & access to recycled water with no community levies. There are other nearby estates such as New Rouse Hill, Stonecutters Ridge & Kellyville with similar and better features but the land is more expensive. The Ponds is close to shops, decent roads, new Public School & more of same planned. On the negative side there is poor public transport and to get to the city usually requires a series of expensive tolls. So combination of all these elements makes it very attractive to families. The school had 40 students in its first year, 80 last year and has 280 this year. Kindergarten alone has 80 this year. There is another public school planned for less than 1 km from the existing one. The area has also been highlighted as having one of the highest predicted property price growths over the next 10 years. Last year The Ponds was very popular with First Home Buyers but this year there is stronger demand from Upgraders (second or third home) . I am sure there would be people with negative opinions who would label The Ponds as a 'McMansion' suburb and bah humbug about small blocks and big $ compared to other states or regional areas, but each to their own. For us its an ideal place to build the best house we can with what we can comfortably afford to allow our kids to grow up in. Sorry for the essay response. Although I bought in the suburb next to The Ponds, the decision making process was more or less the same. Plus Points Close to public school Close to reserves (reserve going in at the end of my street) Relatively good value for Sydney (blocks similar size in Kellyville were $75k more than in Kellyville Ridge / The Ponds) Similar travel time to city from Castle Hill Negative Arguments It is not in Baulkham Hills Shire - this is an issue for some people, but becoming less and less so. Personally I think The Ponds is a better suburb than Kellyville now and believe that it has stronger growth potential in the years ahead. Since then we have been exploring the area every weekend have taken mAny pics it's simply beautiful.. Best plAce to raise a family. And I think the transport topic:- it's a positive to have it kind of nested/ secluded yet still have enuf transport access. All in all i dnt think u can go wrong by investing ur families future at the ponds... P.s with every release there are hardly any lots left... And good thing is it will be suburb of only 3000 homes.
