Browse Forums Building A New House 1 Mar 12, 2010 6:29 pm Hi all,
Well we are nearly there hoping to get our final approval for finance letter to our builder on Monday and then hoping to get a start date ASAP, however after all this time i have just noticed a problem with the door placement in bedroom 2. I only noticed this when measuring to make sure that the bed i was buying for the girls will fit. You can see that in bedroom 2 they have put the door frame to be level with where the built in robes sliding doors will be, therefore when you open the door it leaves no room along that wall. Bedroom 3 is done correctly with the door frame back where is should be. I have contacted the builder and they wont change it without charging a $500 variation fee and it means plans will need to be redrawn causing yet another delay. So i was thinking that maybe we could just catch the builders when they start and ask them to put the door frame in the right place? Im sure it makes no difference to the remaining walls etc but hey im no builder so could be wrong. So what do you think i should do, pay the extra $500 and get it fixed (i really dont want to give this builder anymore money) or wait and see if the builder can just move it. I guess the other option could be to see if that door can swing open the opposite way ie. out into the hallway instead of into the room? Bedroom 2 is the one you want fixed - right? Anyway, I understand what you mean and I can't see how it could possibly affect anything by making the simple and minor change you want. And it will definitely improve furniture placement options and, maybe even, the sense of space in that bedroom. If your builder can't see reason on this, it's a bit of a worry. Time to be calmly assertive, I think. Try to present it as an error on the plan on the draftsman (Was it the builder who had the plans drawn? Is there a display?) Aim to get it fixed one way or the other. Swinging the door out would be WRONG. I certainly dont want to pay them $500 more to make a change that simple. I did kind of calmly tell them the other day that if they tried to charge us more that would be it for us and we would cancel our contract all together....... Re: Problem with bedroom 3 door, opinions please 4Mar 12, 2010 7:00 pm Yes, I know it can be difficult. But the thing to emphasize here is that you haven't simply changed your mind - you've noticed a drafting error and want it corrected. The door placement on the plan is WRONG. No-one makes a bedroom smaller to get a longer corridor. Also, there's the privacy aspect in terms of the full bedroom not being visible as soon as someone opens the door. Be persistent - truth, justice and H1 are on your side. Cheers zeke Re: Problem with bedroom 3 door, opinions please 5Mar 13, 2010 8:14 pm Id pay the $500. Having gone through similar things once you sign a contract the answer to any changes is 99.9999% of the time NO Especially if you are trying to just get it done. Theyd have to change framing and a few other things, unless you change it in your contract Im affraid I bet my bottom dollar you wont get it done. Re: Problem with bedroom 3 door, opinions please 6Mar 13, 2010 8:39 pm Wow, that's a tough one all the sand. I notice that it is in the standard plan and I am quite suprised to see it there! I'm at loss to why they would have done that. If it was me, I would first try the drafting error. You never know your luck, it might not have been pointed out to them until now. You could ask the carpenter to change it and if the carpenter does not change it for you then do the VO thing. Keeping it in mind though, it could possibly add time to the build time going through the VO thing. A very tough decision for you V, but something needs to be done as it is in a really strange position. You loose too much bedroom space having the door there. Good luck with your decision.
