Browse Forums Building A New House 1 Mar 09, 2010 10:54 pm because of planning requirements we have to build with stumps. we were told an extra $30 000 on top of the price of the 200sqm house dose this sound right??? our block is pretty level in jarrahdale WA. also are the siteworks reduced because of building on stumps??? Re: site cost and building with stumps 2Mar 10, 2010 10:19 am It all still depends on your soil and how much fall you have on your block. But i wouldn't say the site works would be reduced We built on stumps but we didn't have a base house price so I am unsure the exact amount for site costs. We were orginally were looking at you larger builders on a slab, but then we decided to go through a smaller local builder and the stumps worked out to be about the same price. We had the option of both but we decided to go stumps on personal preference. Re: site cost and building with stumps 3Mar 10, 2010 10:54 pm Hi msbyrne, we are also in Jarrahdale. We looked at building on stumps but it ended up being just as expensive as a slab on a sandpad. We thought our block was fairly level until we had a contour survey. I think we have a 2 metre drop over the area of the sandpad. Where is your block? We are in the chestnuts. I hope your build goes well! Sonya Re: site cost and building with stumps 4Mar 11, 2010 10:40 am hi sonya our block is on the woodlot subdivision on the corner of kingsbury we have found a couple of builders have to make up our minds. in our building guidelines we have to build on stumps , alot of builders won't use stumps but we finally found a couple IN WA that do. NOW all we have to do is sell our house we are in now. sue Re: site cost and building with stumps 5Mar 16, 2010 8:33 pm we have had a quote from a builder to put a house on stumps they said around ???? $30 000 on top of the price of the house. then we spoke to another builder and the said that was on the high end of the scale who do we believe ?????? Re: site cost and building with stumps 6Mar 18, 2010 9:56 am We ended up having to go to stumps because the council forced us to raise the house by 600mm. This cost us an extra $20,000 which included $16,000 for the stumps and $5000 for extra bricks. Apparently for our builder the difference between the basic slab and stumps is $16600.
