We are going to build North of Newcastle on a 2000sqm block with a 12 metre set back. Have had a local volume builder which we really like do a quote. This is what they have listed as site costs. Fixed Price Site Costs * Site preparation for concrete slab $ 980.00 * External Sewage drainage connection $2,950.00 * Connect water service $ 660.00 * Provide under ground electricity $ 920.00 * Upgrade single phase to 3 phase(for airc) $450.00 * Provide concrete pump for slab $590.00 * Provide drilling rig for piers $610.00 Sub Total $8,660.00 Special Council, Government Body and/or developer requirments * Provide concrete slab designed for H site classification $3590.00 *Temporary security fencing $2050.00 * Provide roof rail scaffold $1200.00 *Electric metering"site establishment fee" $170.00 *Basix- 10,000Litre poly tank on concrete slab.Recycled water to toilets,washing machine & one external tap. No allowance for tunnel or rubble trench for overflow. $8,210.00 *Connect tank to overflow from water tank to rear interallotment drainage $ 890.00 *Stormwater- provide 11 lineal metres of standard tunnel trenching with debris pit $1,690.00 *Quantum heat pump HWS $1,080.00 Sub total $18,880.00 TOTAL $27,540.00 Any help would be much appreciated. I cant help regarding the costs (we're not at that stage yet) but I live in Newcastle so I'm curious where you're building on such a huge block and who with? We have decided to build with McDonald Jones Homes and now are in the process of culing things we don't really need from the quote to help pay for the site cost's. We bought a 2000sqm block in Medowie. It will be a huge change as we have sold up in Sydney's inner west from a terrace on 90sqm. We have decided on the Chesterfield Grande Elite. We have spoken to a few people who have built with them and have been really happy with their service and quality. Building a new home is new to us and so far the cost just keep comingand coming. *For the H class in Canberra you are looking from 4500 to 7500 to have waffle pod slab. One builder give same price for M and H class. *Upgrade to 3 phase about $300.
