I have sourced the cost price of these changes from a window supplier, but understand that the builder will add a little on top for these changes. In preparation for my negotiations, I wondered how others were charged for similar modifications. Were they charged a reasonable amount, or, is this one of those areas where builders make good money on modifications to the standard plan? Does a larger window require more building frame reinforcement? Does a smaller windows cost get equalised by the more bricks that are required? Re: Cost to modify window/door sizes in project homes??? 3Mar 08, 2010 10:40 pm We changed one window and swapped one for a sliding door - contracts were signed two years ago, so these prices are a bit out of date.... We swapped: - a sliding aluminium window (can't recall the original size now) for a fixed one 600 high x 2700 wide at 1650 above floor level. There was no charge for this one. - a sliding aluminium window for sliding door 2100 x 2400 - cost $290. We had a lot of other window alterations, but they all involved timber windows or bifold doors, so the prices aren't relevant for your purposes. We raised ceiling height and also raised internal door heights - we saw no need to change window heights, and external doors stayed as standard. We could have gone for a higher front door, but opted for a highlight instead, which avoided it looking stunted. I just preferred the extra height of the internal doors - we thought the huge gap between standard door frames and 2740 ceilings looked silly in the house we rented. We did the same thing in our last house and it looks perfectly fine. Either way will look fine. Unless you're very tall, you won't be able to reach the locking bolt at the top of the fixed leaf without a stepladder. We have two sets, but since we rarely open the fixed side anyway, it hasn't been a problem.
