Browse Forums Building A New House 1 Mar 08, 2010 7:51 am OK so we are at the stage of final inspections. PD did their 'independant' inspection Friday and we are waiting on a date to be set for PCI. As most of you would have heard there were severe storms in Melb on Saturday. Well we have a few broken/missing roof tile. A big leak around one of our ducted heating vents. 3 cracks that are very wet in the lounge ceiling and one the same infront of our pantry. We couldnt see into every room of our house. So they are the bits we know of. Suerly this means there is some serious water damage in the roof and effecting the insulation and plaster ceiling. Probabyly areas fixing the soundproofing/insulation we have in the entire homes wall cavities. HELP what needs to happen to fix this mess? Can they just patch the cracks caused by the water and repaint the ceiling or do they need to replace the damaged plaster and repaint? We have a baby due 11th April so we were hoping to move into in late Jan but when the builder needed to fix so much other stuff and we got delayed we decided to move after baby is born. No idea what will be replaced or repaired, but better that the builders insurance cover it than your own! Re: Melbourne storm damage, HELP 6Mar 08, 2010 10:50 am The damage may not be as bad as it seems, and can probably be fixed pretty easily. Insulation batts can be replaced, plaster may be OK once dry and repainted - even if patching is required (cutting out damaged sections and replacing the gyprock sheeting, then plastering over joins), that can be done in a couple of days. The bigger problem is that they've most likely had numerous sites damaged in the storms, and so has every other builder - plus large numbers of established homes will have damage too - so tradesmen are going to be booked solid and might not be available straight away. You may be looking at a bit more of a delay, unfortunately. Fingers crossed it can be fixed quickly for you.
