They will give 90 days to enter into contract without the increase, if you have started the process with them before 31st of March. Are these price increases, across the board on all prices or just on labor? Do all building companies do this from time to time and do they all give 90 days ? I thought once you entered a contract it was a fixed price contract. I knew the costs would rise and not get cheaper. I had two price rises in total which amounted to about 7k, over the following 6 months. I have heard builders say price rises on the way, to encourage people to sign a contract quickly, and not walk away or get cold feet. They still anyway seem to make money by adding costs on like extra site works needed (poor soil/land) or saying bricks have gone up in price. Spending more money on pre-start upgrade items will increase the cost. In WA they stick to the minimum build legislation and depending on builder upgrade costs/variations will be different. Inclusion will be scarce and budget for many extra items you need. Fencing, crossover, carpet, tiles, aircond, light fittings, garage door, solar hot water, landscaping, insurance etc, come to mind. I have heard builders have 30% markup on products and tradies work very hard for the money that is paid. Minimum overhang into gutter must be 50mm, turn down tool should not split the sheet. it seems wrong tool for the profile was used, the flashing cannot slope back.
