Yes contract has been signed It wasn't a house and land contract, we bought the land ourselves separately. And yeah I'm not starting to recall something relating to subject to the agreed starting date. I;m still checking though. Do you and the builder use one of the Australian Bureau of Statistics (ABS) building cost statistics or do you "trust" the builder. Any contract in which the supplier determines price rises is unfair and should, in my opinion, be cancelled on the basis that it is unfair since there is no method for you to independently check price rises (or it should be based on, or challenged, using ABS figures). Why people sign contract in which builders have a blank cheque is beyond me. By the way, this should still be checked against ABS figures since a good trick is to let old designs go by pushing up the price beyond what it should be. More revenue from late starters and those that have already purchased get a warm feeling from "knowing" that their house has appreciated. Another thing to look out for is inclusions. The base price can go up and they can have a "promotion" with plenty of inclusions. If your price goes up you don't get the inclusions. You never want to reduce prices since this reduces the sense of urgency that salespeople need to close a sale. Better to increase the price and include more. Do you get the impression that I'm a cynic Demolition August 2009, Construction Started September 2009, Completed December 2010 Re: Late Start Date Fee Incured - Porter Davis 17Aug 30, 2007 10:21 pm Hey everyone, we are building with Henley and they would not commence until we gave them the copies of the section 32 and we need to provide a clear copy of title showing that we own the land before they will proceed any further than the tender stage.
How can you own land if it is not ready to build on? The titles would not be released and therefore are unable to be transfered to you and settled on? Isn't this the way it goes? PD are obviously different to Henley. Re: Late Start Date Fee Incured - Porter Davis 18Aug 31, 2007 9:44 am Casa2 Interesting. What sort of price rises are you seeing? Re: Late Start Date Fee Incured - Porter Davis 19Aug 31, 2007 10:37 am ahaung,
$2500 to $3000 every few months translates to about 10% per annum. Building costs are not going up that much. You can get price statistics from the Australian Burea of Statistics (ABS) website www.abs.gov.au. More specifically, the page with prices is: www.abs.gov.au/AUSSTATS/abs@.nsf/ViewCo ... nd&Num=6.4 The series that will probably interest you the most are 6416.0 and 6427. Ignore any of the listed series that have dates that are more than a year ago - they have been discontinued and indcorprated elsewhere.
