We have a vacant block of land that is an 8 metre frontage with a 4.5 metre fall to the back of the block. We have architect plans with the master bedroom on the top level and the other 2 bedrooms on the lower level. Agents have been saying this may affect resale. Would this be the case? Any comments welcome. ---Master Bedroom--- (Half a staircase) ---Kitchen / Living / Dinning--- (Half a staircase) ---2 Bedrooms--- As above, because the block has a 4.5 metre fall the house is 3 levels over 2 levels. On a side note, has anyone built on a block with an 8 metre frontage? Any tips would be greatly appreciated. Just a note a house up the road on 3 level, master on top level other rooms on the bottom level just sold for $1million. The entry was on the middle level, with a half flight of stairs down to the living areas, a few steps up to the master bedroom, and a few more steps up to the kids bedrooms. Everyone who saw the house said they loved the zoning of the areas. There maybe a reason for it that makes sense and does apply. I feel that your architects have proposed a good idea. Main bedroom at the top with the secondary ones on the lowest level, the living area is like a meeting point between the two. Post the plans and let us take a look at what they have proposed. If not, design the house to suit yourself. Having the master away from the other bedrooms I can only see as a downside for parents with newborn/toddlers and the extra hassle of attending to child during the night. However as children get older that would change to an upside. Touch wood the future #3 child will be a good sleeper like my other 2! For such a narrow block I can't imagine how you could design anything better. The only thing I'm concerned about is the study - if someone sits at a chair in front of a desk there, is there enough space for someone else to walk past behind the chair? Seeing as it doubles as the entrance to the bedroom.
