Browse Forums Building A New House 1 Mar 02, 2010 8:20 pm Hi all, I thought it was about time i got my act together & started my own thread now that we are in scheduling. Our journey actually started in Aug last year (2009) when we decided to look around at some properties. We started with established homes first but was quickly disheartened as there wasn't anything we "loved" out there, whilst heading home we called into a display centre & thought we'd find something to build that was to our tastes & liking. Very new to the building side of things, our previous 2 homes have been established. Within a couple of weeks we had found the ideal block of land, put in an offer & was accepted!! Next we set off to find the "perfect" house plan for us. We came across SPH & found that the Floreat (with some alterations) would be the perfect house plan for us. Signed prilims Sept 09 Working drawings late Dec 09 Pre start early Feb 10 Council approval mid Feb 10 (with incorporated pre start changes) Final plans for signing late Feb 10 Into scheduling late Feb 10..... Construction phase April 10 Earthworks 21 April 10 Slab 10 May 10 Deliveries 21 - 26 May 10 Bricking 28 May 10 - 26 June Roof frame 16 July - 27 July Colourbond 1 - 5 Aug Render/whiteset/ceilings 23 Aug - 9 Sept Lock up 16 Sept Ceiling painted/bath installed 20 Sept Tiles Delivered 25 Sept Cabinets Delivered 29 Sept Cabinets installed 30 Sep - 1 Oct Tile meeting 7 Oct PCI 18th Nov 2010 Handover 3 Dec 2010 Moved In 17th Dec 2010 Over the Xmas break we were very surprised to see a tap had been installed on our block http://i820.photobucket.com/albums/zz126/Cooper32_2010/New%20House%20Build/DSC02809.jpg Can't fault SPH office staff at all, they have been more than willing to help us out with plans & queries. Nothing has been to much trouble for them & response time is great. Now that we are finally at the end of paperwork stage we are very much looking forward to entering into the build stage & sharing all the highs & lows with you all as we go. Block size is 630sqm, we were thrilled to find something that size in the area we wanted. Thanks also Nursepeter, we worked thru every room & looked at what we could do to make it work for us & create the most storage we could. Also a lot was put into structual changes as didn't want to pay big $ later down the track to alter anything i.e. raised ceilings, add on store/workshop, large alfresco area & double ensuite shower. Any questions on what we have done feel free to ask & i can pm you details/costs. You can still change things between now & pre start until final docs are signed. As you have included a portico at the front of your house, you may wish to have the double doors centered to that instead so that when you look at it front on it all lines up from the outside. Think I am jealous of your office, was it much to have SPH do the cupboards and shelving for you? Thanks 16.SFC, Yeah we wanted the bench, drawers & overheads to be built in from the start so we could have the cornice & plinth around the top & also kickboards around the drawers, more of a custom built look rather than us trying to hang overheads after handover. We went full length overheads, i.e. 4 metres at 600H by 450D, 2 sets of 450mm wide drawers set at equal dist & 3450mm work bench (to allow for waste paper basket or filing cabinet in gap). Compared to outside quotes SPH was very reasonable. I will pm you the cost for this. Looks like you are going to have a fab kitchen too Thank you camy, We did extend our alfresco to the end of our house, it was quite small to start with & wanted to keep it all under main roof instead of adding a patio later on that would look daff. We certainly did put our gas point, along with hot/cold plumbing & drain towards the end of the alfresco as we are having a built in outdoor kitchen. With having stacker doors to both games & family rooms we can then have an indoor/outdoor entertaining area that will be huge. I can't wait to see my kitchen in the "flesh", space & stoage is what i aimed for there as well as an open feel!!!! Now we're just hanging out to get things started!!!! Our kitchens are quite similar in set up & how they are located in the centre of the home & over look the family/living areas.
